About The Position

This position is for a Property Manager with an active Hawaii Real Estate License, tasked with assisting the leasing operation for a Kona portfolio of active long-term and short-term rentals. The ideal candidate will have experience in residential property management, possess maintenance knowledge, and be a problem solver with a strong hospitality and customer service background. The role involves providing outstanding management and customer service to the rental portfolio, owners, tenants, and vendors, with a significant focus on maintenance and housekeeping work orders. Additionally, the position includes business development responsibilities aimed at increasing managed properties and maintaining existing ownership relationships.

Requirements

  • Active Hawaii Real Estate License or Broker’s License required.
  • Experience in residential property management with maintenance knowledge.
  • A problem solver with a strong hospitality and customer service background.
  • Friendly and strong interpersonal and communication skills, with Aloha.
  • Strong ability to investigate and resolve maintenance issues.
  • Self-motivated, self-starter, and self-directed.
  • Knowledge and ability to use Microsoft Office and Teams.
  • Ability to climb stairs and lift 50lbs.
  • Ability to work independently and with a team.
  • Clean Driver’s abstract and Background screening.
  • Must live within 20 minutes of Kailua-Kona.
  • 2+ years of leadership and people management skills.

Nice To Haves

  • AppFolio, Streamline, and OTA’s experience preferred.
  • College Degree Preferred but not required.
  • 3+ years industry or real estate knowledge preferred.

Responsibilities

  • Provide outstanding management and customer service for long-term and short-term Rental Portfolio, Owners, Tenants, and Vendors.
  • Reports directly to the Principal Broker and/or Broker in Charge for all issues and procedures.
  • Manage all aspects of leasing residential properties, including signing, setting up new accounts, marketing, showing, screening, inspections, lease renewals, rent collection, maintenance work orders, maintaining relationships and communication with owners and tenants, security deposit refunds, and evictions.
  • Place heavy emphasis on maintenance and housekeeping work orders, as well as inspecting vendor’s completed work.
  • Conduct move-in and move-out inspections, along with mid-term inspections for tenant-occupied units.
  • Obtain and track estimates for renovations.
  • Collaborate with corporate accounting to ensure efficient and successful rental accounting operations and analyze basic tenant and customer ledgers for payments, credits, 1099 questions, and processing security deposits when necessary.
  • Lead all aspects of leasing residential properties, including signing, setting up new accounts, marketing, showing, screening, inspections, rent collection, maintenance work orders, security deposit refunds, and evictions.
  • Work with owners and tenants on monthly lease renewals.
  • Focus on Business Development, aimed at increasing doors managed and maintaining existing ownership relationships.
  • Review, sign, and/or initial all rental leases, owner management agreements, listing agreements, and sale contracts.
  • Ensure that all agreements are in keeping with brokerage policies and procedures, as well as meeting the compliance requirements of Hawaii State Real Estate Laws, Regulations, and Rules.
