About The Position

The Leasing Director will lead and manage all lease-up operations, from pre-leasing through stabilized occupancy. This role involves developing and executing strategic leasing plans to achieve absorption goals, overseeing apartment showings, managing prospect follow-ups, and fostering broker relations. The Director is responsible for recruiting, training, and managing a high-performing leasing team, establishing performance benchmarks, and partnering with the marketing team to optimize advertising strategies. Key duties also include preparing comprehensive leasing reports, collaborating with property management and ownership to ensure unit presentation standards, responding to resident and prospect inquiries, monitoring market trends for pricing optimization, and ensuring compliance with Fair Housing laws and NYC rent stabilization regulations. The position requires a strong on-site presence to support leadership, vendor coordination, and smooth lease execution, along with taking on additional duties and special projects.

Requirements

  • Active New York State Real Estate Salesperson’s License (required).
  • Minimum of 5 years of residential leasing experience, with at least 2 years in a leadership or management role
  • Deep understanding of the NYC rental market and rent stabilization laws.
  • Competence in rental pricing analysis.
  • Excellent communication, sales, and team-building skills.
  • Strong analytical and problem-solving abilities; confident in utilizing leasing metrics and reporting platforms.

Nice To Haves

  • Proven experience managing a lease-up or large-scale residential leasing project strongly preferred.
  • Proficiency with iLoveLeasing and Rent Manager is highly preferred.

Responsibilities

  • Prepare and manage comprehensive leasing reports, including occupancy trends, renewal activity, weekly KPIs, and competitive analysis.
  • Collaborate closely with property management and ownership to ensure units meet presentation standards and achieve lease-up milestones.
  • Respond promptly and professionally to resident and prospect inquiries, fostering a strong sense of community and trust.
  • Monitor market trends and conditions; make data-driven recommendations to optimize pricing and revenue.
  • Ensure full compliance with Fair Housing laws and NYC rent stabilization regulations.
  • Maintain a strong on-site presence to support leadership, vendor coordination, and smooth lease execution.
  • Take on additional duties and special projects as assigned.
