The position involves utilizing organizational skills to provide affordable housing accommodations, creating a welcoming experience for residents, and processing certifications (initial, interim, and annual). Responsibilities include calculating retroactive rent, collecting and processing documentation and verifications, applying correct rents for recertification, preparing rent repayment agreements, and reviewing EIV reports. The role requires strong organizational skills, attention to detail, self-sufficiency, adaptability, and effective time management. The Leasing Specialist will also support site and office operations as assigned by the manager.

Requirements

  • 2+ years of experience in leasing, marketing or multifamily operations
  • Proficient in rent calculation methods, including HPD and HUD standards.
  • HS Diploma/GED
  • Review and interpret financial documents like pay stubs, tax returns, and rent statements.
  • Demonstrated ability to manage multiple deadlines, stay highly organized, and ensure compliance under regulatory frameworks.
  • Strong financial, organizational, and critical thinking skills.
  • Superb customer service skills
  • Excellent interpersonal and communication skills, with the ability to quickly build trust with teams and residents.
  • Adaptable, proactive, and comfortable working in fast-paced, changing environments.
  • Demonstrates accountability and resilience, with a commitment to resident-centered service and collaborative teamwork.
  • Demonstrated ability to maintain confidentiality and navigate sensitive issues professionally.

Nice To Haves

  • Bachelor’s degree preferred
  • Certification in COS, TCS, or other affordable housing compliance training preferred (or willingness to obtain).
  • Current State Real Estate or Leasing License (or willingness to obtain).
  • Experience with property management software (e.g., RealPage, OneSite, Yardi, JD Edwards), a plus.

Responsibilities

  • Utilize organizational skills and experience to provide the preeminent affordable housing accommodations in your community.
  • Create a welcoming experience and sense of community through daily interactions with prospective and current residents.
  • Process certifications (including initial, interim, and annual); calculate retroactive rent while conforming to all applicable guidelines.
  • Collect necessary documentation from current or prospective residents, and process verifications.
  • Apply correct rents for annual and interim recertification; adjust to remain compliant.
  • Prepare rent repayment agreements and explain rent calculations to residents according to HUD guidelines.
  • Review EIV reports and resolve discrepancies.
  • Support site and office operations as assigned by manager.
