About The Position

Under the direction of the Property Manager, the Leasing Associate is responsible for maximizing occupancy by generating qualified traffic, networking within the local community, scheduling appointments, securing rentals, promoting resident retention, and providing or coordinating exceptional customer service.

The role conducts leasing and sales activities, including responding to inquiries, touring apartments and amenities, following up with prospective residents, coordinating move-ins, and recommending marketing strategies. It also handles leasing administration, resident and prospect records, fees and deposits, move-in inspections, and compliance with Fair Housing and other applicable regulations. The Leasing Associate supports resident functions, monitors property appearance and service operations, and maintains leasing office standards.

Requirements

• High school diploma or equivalent; college preferred.
• Valid driver's license.
• One year of customer service or sales experience, or relevant education.
• Familiarity with Fair Housing laws and leasing compliance.
• Strong computer skills, including Microsoft Office (Word and Excel).
• Excellent verbal and written English communication skills.
• Ability to walk apartments and grounds, including steps and stairs.
• Occasionally lift 20 pounds or less.
• Availability to work weekends and holidays on a rotating schedule.

• Experience with RealPage preferred.

Responsibilities

• Conduct leasing activities, respond to telephone inquiries, provide apartment and amenity tours, follow up with prospects, and coordinate move-ins.
• Recommend strategies and programs for on-site marketing activity.
• Develop and monitor merchant and neighborhood referral programs for move-in packets, newsletters, and resident retention.
• Initiate sales outreach plans, including new development, community management, internal and external communication, and support.
• Recommend programs and strategies to increase qualified traffic and closing ratios.
• Attend weekly marketing meetings.
• Maintain passing e-shop, phone shop, and physical shop scores of 85% or higher.
• Inspect apartments with new residents at move-in and complete the necessary paperwork.
• Support the Assistant RE Manager with tracking renewals, lease expirations, and notices to vacate.
• Collect, accurately process, and report application fees, security deposits, rents, and other fees.
• Enter prospect and resident data accurately and promptly into Entrata.
• Keep files, desk, and leasing area organized.
• Comply with Fair Housing regulations, local and state regulations, and other laws related to property guidelines and occupancy standards.
• Inspect market-ready units and models each morning.
• Assist with planning and preparing resident functions.
• Walk the property to assess curb appeal and overall appearance.
• Assist with monitoring and directing service operations to ensure service requests are completed within 24 hours and curb appeal standards are met.
• Provide excellent customer service and maintain a courteous, professional attitude toward customers.
• Maintain availability for resident functions, community-affiliated events, and weekends.
• Maintain all leasing office standards.
• Perform other duties as required.
