About The Position

The Leasing Associate is responsible for leasing, marketing, and maintaining positive resident relations. The role handles lease signings and acts as a landlord representative for property owners. Associates respond to prospect inquiries, conduct tours, assist with applications, process leasing paperwork, support resident retention, and work with the property maintenance team to address service requests. This position is based on site, primarily in an office setting, and requires a flexible schedule that may include weekdays, nights, and weekends as needed.

Requirements

• Associate’s degree or equivalent from a two-year college or technical school; or six months to one year of related experience and/or training; or an equivalent combination of education and experience.
• Knowledge of Microsoft Office and property management software.
• Must be able to read documents, computer screens, and data.
• Must be able to hear and understand verbal communications in person and over the phone or computer.
• Must be able to use mobile devices and applications for work-related tasks.
• A flexible schedule is required, including weekdays, nights, and weekends as needed.
• Employment is contingent upon successful completion of a background check as required by local, state, and federal regulations.

Nice To Haves

• A valid driver’s license is preferred.

Responsibilities

• Respond to telephone and internet inquiries from residents and prospects and schedule virtual, self-guided, and in-person tours.
• Greet and qualify prospects using guest cards in Lead Management Software; assist with applications and deposits in accordance with company procedures and Fair Housing requirements.
• Maintain an updated availability report and process applications, including credit checks and rental history verification, for Community Manager approval; follow up with applicants on their status.
• Show apartments, close sales, prepare apartments for move-ins, obtain new residents’ signatures on paperwork, and provide community orientation.
• Help maintain an active and effective social media presence for the property.
• Promote resident satisfaction and retention by promptly responding to complaints, questions, and requests and taking appropriate action to resolve service issues.
• Complete activities necessary to close sales, including making appointments, generating leads, conducting tours, maintaining showrooms, and following up.
• Use marketing strategies within the Marketing Budget and Marketing Plan, including competitive rental rates, referrals, promotions, locators, and outreach.
• Project a favorable image of the community to support property objectives and public recognition.
• Support resident retention by planning resident functions, attending after-hours functions, and participating as a host as needed.
• Complete paperwork for leases, move-ins, check-outs, and other peak periods in a timely manner.
• Attend weekly and daily goal-setting meetings as appropriate.
• Collaborate with the property maintenance team to ensure resident service requests are addressed promptly and completed according to company standards.
