About The Position

The Leasing and Marketing Manager is responsible for coordinating and executing the sales and marketing strategy at a student housing property. This individual will build relationships with residents and prospects, execute on a monthly marketing calendar, and develop and motivate leasing team members. A successful Leasing and Marketing Manager will stay informed of market conditions and trends, bring creativity to outreach efforts, and ensure the property meets or exceeds leasing and occupancy goals each year. This is a full-time position working a standard schedule, Monday - Friday from 8:30am to 5:00pm. Nights or weekends may be required from time to time dependent on business needs. The compensation range for this position is $45,000 - $55,000 plus commission potential. This range is determined by current market data based on the position requirements and complexities. Final offers of employment will be based on multiple factors including candidate education, skills, experience, and location.

Requirements

  • Bachelor’s degree in sales, marketing, business administration, or related field preferred.
  • Two or more years of experience working in the customer service, sales, or retail industry.
  • One or more years of progressive experience in student housing preferred.
  • Possess an understanding of property management standards including Fair Housing laws, Tenant/Landlord rights, and general real estate principles.
  • Ability to create conversation and build rapport quickly with new people.
  • Be a self-motivated individual and excel at working in a team environment.
  • Goal-oriented, self-starter with the ability to excel in a team environment.
  • Exceptional written and verbal communication skills.
  • Proficiency in using social media platforms such as Instagram, Facebook, and TikTok with an understanding of platform-specific trends.
  • Ability to recommend innovative solutions and continuously improve processes.
  • Experience with Entrata software is preferred.
  • Pass a criminal background check.
  • Ability to work extended hours during the annual turnover period, including nights and weekends.
  • Availability after hours to support on call emergencies throughout the year (as needed).
  • Minimal travel required, limited to occasional company events or as needed.
  • This role is based fully in-office and requires daily onsite presence.

Responsibilities

  • Demonstrate excellent customer service with residents, prospects, vendors, officials, and community members; prioritizing others and fighting for their highest possible good.
  • Maintain exceptional curb appeal and take pride in the property grounds, amenities, and common areas. Regularly walk and monitor the tour path and model unit.
  • Lead the leasing team to achieve the budgeted occupancy each year.
  • Achieve pre-leasing milestones throughout the year as aligned with company and property goals.
  • Act as lead salesperson by giving memorable tours, quickly responding to leasing inquiries, and converting prospects to the next step of the sales process through personalized follow-up.
  • Hire, train, and develop the Leasing Specialist and/or Marketing Assistant on sales techniques, customer engagement, tour best practices, and overall marketing and product knowledge.
  • Partner with the Property Manager and/or Assistant Property Manager to schedule and delegate work to office staff. Hold regular check-ins to ensure leasing-related work is complete.
  • Maintain thorough product knowledge of the property, competition, and local market conditions.
  • Plan and execute a monthly marketing calendar that includes resident events, housing fairs, digital advertising, and outreach marketing.
  • Oversee the planning and execution of outreach marketing efforts on campus and in the community, customer appreciation events, and other special events.
  • Build relationships with current residents and create a sense of community for both residents and prospects.
  • Manage and oversee property social media profiles, including regular posting, responding to comments, and fostering community engagement.
  • Explore opportunities for partnerships and collaborations with local businesses and organizations to expand the property's reach within the community.
  • Assist in leading the annual unit turnover process and help execute move-in/move-out procedures.
  • Participate in property performance calls to discuss leasing progress and articulate leasing metrics, roadblocks, and other information.
  • Ensure accurate documentation and execution of leases within the property management system. Complete audits as required.
  • Maintain a professional appearance and adhere to the company dress code at all times.
  • Support roommate mediations and work to provide conflict resolutions in line with company policies, while focusing on resident service.
  • Manage all resident placement activity including unit assignments, roommate matching, transfers, and reassignments.
