About The Position

Microsoft Cloud Operations and Innovation’s Global Project Controls team delivers core datacenter infrastructure for Microsoft’s cloud business, including complex, large-scale, multi-year datacenter construction and lease projects. The Lease Cost Manager will work with the regional cost management lead to commercially manage the AMERS Air Gapped Cloud leased data center fit-out program. The role supports a rapidly growing business and contributes to projects with global impact.

The manager partners with regional and cross-functional teams to align project scope, schedule, and budget; maintains portfolio cost accruals and forecasts; reports cost progress and assumptions to senior managers; and supports commercial management across current, future, and completed projects. The role also manages commercial matters involving lease providers, supports funding requests with cost scenarios and related information, and improves cost management processes and consistency across the group.

This position requires a Microsoft Cloud background check upon hire or transfer and every two years thereafter. U.S. citizenship must be verified with a valid passport because the role supports U.S. government agency customers and is subject to citizenship-based legal restrictions. The stated typical U.S. base pay range is $116,900–$203,600 per year, with a different range of $148,400–$222,600 per year for specific work locations in the San Francisco Bay area and New York City metropolitan area. Certain roles may be eligible for benefits and other compensation; the posting does not specify particular benefits.

Requirements

• Bachelor's degree in Construction Project Management, Architecture, Engineering, or a related field and 10+ years of related experience, or equivalent experience.
• Pass the Microsoft Cloud background check upon hire or transfer and every two years thereafter.
• U.S. citizenship, verified through a valid passport, due to citizenship-based legal restrictions for work supporting U.S. government agency customers.

Nice To Haves

• Deep commercial knowledge of regional construction costs.
• 10+ years of experience managing estimating or commercial matters on a major construction program.
• Working knowledge of construction contracts used in AMERs.
• Deep knowledge of commercial management in procuring general contracts and other construction vendors.
• Ability to identify the appropriate contractual and financial position and negotiate with other parties to achieve it.
• Strong communication and collaboration skills, strategic thinking, and ability to build trust with construction partners to agree large construction GMPs and final accounts.
• Degree in construction, construction commercial management, or quantity surveying.
• RICS full membership (MRICS or FRICS) or similar.
• Experience working on location in the construction industry.

Responsibilities

• Partner with design engineering, construction, cost controls, scheduling, finance, and other cross-functional teams to understand requirements and align scope, schedule, and budget.
• Develop and maintain cost accrual and forecast reports for the regional lease fit-out portfolio.
• Report cost data, project cost progress, and assumptions to senior managers clearly and concisely.
• Perform day-to-day cost management to maintain project financial reporting and logging systems, including tracking commitments and forecast spending monthly, quarterly, and by fiscal year.
• Support the development and improvement of cost management and estimating processes and procedures.
• Drive standardization and consistency across the group.
• Manage commercial issues on current, future, and past projects, and report regularly through the Project Controls and Construction Management head office.
• Manage lease provider commercial matters, from coordinating with procurement on RFP documents through final payments, final account agreement, and paperwork.
• Provide commercial support to the PER funding team, including information for funding requests and multiple cost-option scenarios.
