About The Position

Under general supervision, this role supervises and participates in all carpentry and dry-rot repairs and related maintenance responsibilities for resident manors, community facilities, and outside buildings. The work involves regular contact with other departments, divisions, and residents in their homes.

Requirements

Graduation from high school and thorough experience in carpentry work or any equivalent combination of education and experience.
Knowledge of the occupational hazards and safety precautions of the job.
Knowledge of the principles, practices, methods, tools, and equipment of the carpentry trade.
Knowledge of the laws, codes, and regulations regarding the carpentry trade.
Knowledge of the safety hazards and necessary precautions associated with the area of assignment.
Ability to read and write work-related job instructions in English.
Ability to train in basic (dry-rot) carpentry procedures and safety.
Ability to operate equipment that requires a high degree of manipulative skill.
Ability to work from sketches and diagrams and to understand and carry out oral and written instructions.
Ability to maintain routine records and reports.
Ability to supervise the work of others performing maintenance and repair.
Ability to communicate effectively with others in English.
Ability to understand and relate to the needs and concerns of senior citizens.
Ability to establish and maintain effective working relationships with other employees and residents.
Skill in the use and care of tools, materials, and equipment used in the (dry-rot) carpentry trade.
Possession of a valid California driver’s license.
Frequently required to talk, hear and use hands to finger, grasp, feel, reach, lift and carry up to 20 lbs., and work at heights of up to 40 feet.
Regularly required to lift and carry up to 100 lbs., and stand or walk for long periods.
Occasionally required to kneel, pull, push and stoop.
Reads, solves problems, uses verbal & written communication skills, and has frequent customer contact.

Responsibilities

Coordinates daily assignments and supervises carpentry work through the General Maintenance Foreman.
Reviews residents’ service requests and assigns jobs to specific crew members.
Inspects work in progress and upon completion.
Assists General Maintenance Workers in training, procedures, and paperwork.
Maintains supply inventory and issues supplies.
Responsible for issuing, inventory, and preventive maintenance of department equipment.
Discusses and resolves difficult or unusual service problems with residents.
Performs carpentry related repairs and/or replacements such as ramp and bridge, deck, posts, pillars, facia, siding and balcony replacements, miscellaneous dry-rot, and framing, finish carpentry and stucco repair.
Operates power equipment, including saws, drill motors, ram-sets, routers, nail guns and rotohammers.
Drives a company vehicle and maintains a vehicle inventory of materials and supplies.
Follows up on more complex resident complaint requests, corrects problems, discusses with residents, or refers to the supervisor and notes disposition.
Drives a truck and maintains a truck inventory of materials and supplies.
Works effectively with co-workers, customers, and others by sharing ideas constructively and positively, listening to and objectively considering others' ideas, keeping commitments, keeping others informed of work progress, addressing problems constructively, addressing others respectfully, and respecting the diversity of the workforce.
