About The Position

Under general supervision, this role supervises and participates in all carpentry and dry-rot repairs and related maintenance responsibilities for resident manors, community facilities, and outside buildings. The work involves regular contact with other departments, divisions, and residents in their homes. The position requires coordinating daily assignments, supervising carpentry work, reviewing service requests, assigning jobs, and inspecting completed work. It also involves maintaining supply inventory, issuing and maintaining department equipment, and resolving service problems with residents. Performing carpentry repairs and replacements, operating power equipment, driving a company vehicle, and following up on resident complaints are key aspects of this role. The position emphasizes working effectively with co-workers, customers, and others by sharing ideas constructively, listening to suggestions, keeping commitments, and addressing issues to find practical business solutions. Regular attendance and on-site work are required.

Requirements

Graduation from high school and thorough experience in carpentry work or any equivalent combination of education and experience.
Knowledge of the occupational hazards and safety precautions of the job.
Knowledge of the principles, practices, methods, tools and equipment of the carpentry trade.
Knowledge of the laws, codes and regulations regarding the carpentry trade.
Knowledge of the safety hazards and necessary precautions associated with area of assignment.
Ability to read and write work-related job instructions in English.
Ability to train in basic carpentry procedures and safety.
Ability to operate equipment that requires a high degree of manipulative skill.
Ability to work from sketches and diagrams and to understand and carry out oral and written instructions.
Ability to maintain routine records and reports.
Ability to supervise the work of others performing maintenance and repair.
Ability to communicate effectively with others in English.
Ability to understand and relate to the needs and concerns of senior citizens.
Ability to establish and effective working relationships with other employees and residents.
Skill in the use and care of tools, materials and equipment used in the carpentry trade.
Possession of a valid California driver’s license.

Responsibilities

Supervises and participates in all carpentry and dry-rot repairs and related maintenance responsibilities to resident manors, community facilities and outside buildings.
Coordinates daily assignments and supervises carpentry work.
Reviews residents’ service requests and assigns jobs to specific crew members.
Inspects work in progress and upon completion.
Assists in training, procedures, and paperwork for General Maintenance Workers.
Maintains supply inventory and issues supplies.
Responsible for issuing, inventory, and preventive maintenance of department equipment.
Discusses and resolves difficult or unusual service problems with residents.
Performs carpentry related repairs and/or replacements such as ramp and bridge, deck, posts, pillars, facia, siding and balcony replacements, miscellaneous dry-rot, and framing, finish carpentry and stucco repair.
Operates power equipment, including saws, drill motors, ram-sets, routers, nail guns and rotohammers.
Drives a company vehicle and maintains a vehicle inventory of materials and supplies.
Follows up on more complex resident complaint requests, corrects problems, discusses with residents, or refers to the supervisor.
Maintains a truck inventory of materials and supplies.
Works effectively with co-workers, customers and others by sharing ideas in a constructive and positive manner.
Listens to and objectively considers ideas and suggestions from others.
Keeps commitments and keeps others informed of work progress, timetables and issues.
