About The Position

Toll Brothers seeks a Land Entitlement Manager for its Las Vegas, Nevada division. The role manages land entitlement and permitting processes for developments, including obtaining local, state, and federal entitlements and engineering and surveying approvals for future communities. Responsibilities also include land acquisition analysis and costing, assisting with land purchase agreements and HOA document formation, and communicating with land stakeholders. The role is on-site five days per week.

Requirements

At least three years of experience managing complex project entitlement and permitting.
Experience interacting with regulatory agencies and influencing public decision-making.
Project management skills to take projects from feasibility through entitlement and engineering approvals.
Proficiency in Microsoft Word, Excel, and PowerPoint.
Analytical, teamwork, results-orientation, communication, and problem-solving capabilities.
Comfort with public speaking.

Nice To Haves

Experience with a national or regional homebuilder.
Public speaking or presentation experience.
A four-year degree in Land/Urban Planning, Landscape Architecture, Civil Engineering, Construction Management, or a related field.

Responsibilities

Obtain governmental and regulatory entitlements and engineering approvals for communities from inception through final acceptance, including bond exoneration when appropriate (50%).
Conduct land acquisition analysis, including due diligence, zoning evaluation, and review of approval processes and timelines (20%).
Create and review HOA documents; review deeds, plats, and easements (20%).
Critically review plans and conduct value-engineering reviews (10%).
Perform other duties as assigned.
