About The Position

The In-House Real Estate Specialist will support electric transmission and infrastructure projects through right-of-way acquisition, real estate due diligence, appraisal review, and condemnation support. This primarily office-based role will work closely with internal stakeholders, legal counsel, appraisers, and project teams to evaluate property rights, assess acquisition and condemnation strategies, and identify risks associated with existing and proposed transmission assets. The ideal candidate will possess a strong understanding of Texas real estate practices, utility right-of-way acquisition, property valuation, and eminent domain processes, while providing recommendations and support to help ensure successful project execution.

Requirements

  • Active Texas Real Estate License (required)
  • Ability to work in-office at least 3 days per week in Fort Worth, TX.
  • Strong understanding of real estate transactions, negotiations, and land agreements.
  • Demonstrated experience supporting condemnation and eminent domain proceedings in Texas.
  • Working knowledge of Texas Property Code, eminent domain procedures, and utility acquisition practices.
  • Experience reviewing appraisals, appraisal reviews, valuation reports, and compensation recommendations.
  • Excellent communication and stakeholder management skills.
  • Ability to prepare management-level reports and present recommendations regarding valuation, acquisition strategy, and risk management.
  • Proficiency with standard office tools and documentation practices.
  • Experience supporting electric transmission or utility-related projects.

Responsibilities

  • Review and analyze right-of-way (ROW) and easement acquisition packages for transmission and utility infrastructure projects.
  • Evaluate condemnation requests and supporting documentation to identify potential risks, valuation concerns, and opportunities for resolution prior to eminent domain proceedings.
  • Review appraisal reports, appraisal reviews, broker opinions of value, and supporting valuation analyses to assess reasonableness and compliance with applicable standards and company requirements.
  • Prepare written summaries, recommendations, and executive-level reports regarding property valuation, acquisition strategy, settlement authority, and condemnation exposure.
  • Coordinate with internal legal counsel, outside counsel, appraisers, surveyors, engineers, and project teams regarding complex acquisition and condemnation matters.
  • Perform due diligence reviews of existing transmission ROW assets to identify title, access, encroachment, ownership, or easement-related issues that could impact operations, maintenance, or future capital projects.
  • Provide strategic recommendations regarding acquisition, negotiation, settlement, and condemnation approaches for transmission and utility infrastructure projects.
  • Manage and support real estate activities related to electric transmission and infrastructure projects.
  • Conduct negotiations and facilitate agreements such as easements, rights-of-way, and land acquisitions.
  • Collaborate closely with internal teams, project managers, and stakeholders to support project timelines and objectives.
  • Maintain accurate documentation, reports, and compliance with applicable regulations and company policies.
  • Communicate effectively with landowners, clients, and stakeholders through phone, email, and in-person meetings.
  • Attend the office a minimum of three days per week to support in-house collaboration.
