About The Position

The Groundskeeper is responsible for maintaining the grounds, amenities, building exteriors, leasing office, parking lots, and other community buildings at a multifamily residential apartment community. The role supports upkeep and curb appeal, assists with preparing and cleaning vacant apartments, helps the maintenance team with assigned tasks and repairs, and reports maintenance concerns and unsafe conditions. The position is based at the Greenhouse in Houston, Texas, and is full time.

Requirements

• Be neat, clean, and professional throughout the workday and whenever present at the community.
• Be able to perform the described tasks without seeking outside contractor assistance.
• Demonstrate strong communication skills when communicating with residents, coworkers, and senior management.
• Contribute to and foster a team approach to serving residents and maintaining a successful community.
• Be knowledgeable and skilled in the safe use and maintenance of groundskeeping tools.
• Demonstrate the ability to solve problems in practical situations and follow standardized procedures.
• Ability to provide and maintain a valid driver’s license, as the position may require operating motorized and electric vehicles.

Nice To Haves

• At least one year of groundskeeping experience is preferred.

Responsibilities

• Maintain the grounds, amenities, building exteriors, leasing office, parking lots, and other community buildings.
• Remove trash from office areas and the apartment community perimeter daily.
• Assist with preparing market-ready units, including removing trash from vacant apartments before make-ready.
• Assist the Maintenance Supervisor and Community Manager with assigned maintenance tasks in a timely manner.
• Assist with cleaning vacant apartments and/or model units.
• Assist the maintenance team with snow removal, if applicable.
• Assist with troubleshooting and repairing mechanical, carpentry, and electrical problems.
• Report maintenance concerns for repairs in available apartments, models, the clubhouse, and common areas to the Maintenance Supervisor.
• Maintain the community’s curb appeal.
• Assist the management team with other tasks as needed.
• Ensure unsafe conditions are corrected in a timely manner and report unsafe conditions immediately.
• Learn and comply with company, local, state, and federal safety rules.
