About The Position

The Groundskeeper/Porter is responsible for maintaining the property’s landscaping and exterior appearance to enhance and preserve curb appeal. The role includes keeping grounds, parking lots, common areas, breezeways, and amenities clean; completing minor routine service requests; and supporting resident communications. The position requires outdoor work year-round and a schedule of 40 hours per week, which may change as needed. Weekend work may be required.

Responsibilities

Walk the property and remove litter and debris from grounds, parking lots, and common areas.
Check and replace exterior lighting as needed.
Remove abandoned furniture and trash from vacant apartments and assist with appliance removal as needed.
Clean the pool area, pool filters, drains, and dog park amenities where applicable.
Keep breezeways clear of debris.
Pressure wash buildings, sidewalks, and structures.
Paint office areas, outer lobbies, laundry rooms, restrooms, fitness rooms, pool rails, buildings, and breezeways as needed.
Use a leaf blower to clear loose grass and debris from common areas.
Complete minor and routine service requests.
Change locks and make keys as needed.
Distribute resident communications.
