About The Position

Island Palm Communities is seeking a General Maintenance Technician specializing in plumbing. This role involves performing maintenance and repair tasks across various community areas, including rental units, offices, grounds, and parking lots. The technician will be responsible for general maintenance and repair of building structures and associated mechanical, electrical, plumbing, and sanitary systems. A key focus is ensuring safe service delivery and achieving positive customer feedback through surveys. Requirements

  • High School diploma or GED required.
  • Minimum 1 - 3 years' work-related experience required.
  • Must have a current vehicle license in good standing and meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • Must demonstrate basic competency in carpentry, plumbing, and electrical trades as assessed through written, verbal, and hands-on assessments.
  • Skilled based on assessment in Plumbing.
  • Ability to plan, organize, and prioritize work, and work to deadlines using sound judgment.
  • Ability to adapt successfully to changing situations and environments, managing multiple assignments and tasks, and work under pressure.
  • Ability to utilize a mobile device including applications, email, and internet.
  • Work cooperatively and conduct oneself in a professional manner at all times when in contact with consumers, staff, subcontractors, monitors, and the general public.
  • Deal with customers and others in a diplomatic and positive manner.
  • Demonstrate good verbal, written, and listening communication skills as measured by accuracy, completeness, and timeliness of work.
  • Technicians will provide basic hand tools (hammers, screwdrivers, hand saw, pliers, wrenches, tape measure), trade-specific hand tools (multi-meter, tube cutter, torch, level, HVAC gauges), and small power tools (drill, Sawz-All, sander, power saws).

Nice To Haves

  • Vocational or Technical training preferred.
  • Plumbing certification preferred.
  • 3 - 5 years work experience in the Plumbing field preferred.

Responsibilities

  • Repair, troubleshooting, and replacement of plumbing systems and components.
  • Respond to service calls, complete Change of Occupancy Maintenance (COM) work, and other property maintenance requirements, including cleaning, painting, interior/exterior decorating, lawn maintenance, debris removal, plumbing, electrical work, smoke detector maintenance, appliance repairs, and roof repairs.
  • Transport, install, and connect stoves, refrigerators, dishwashers, and other electrical and gas appliances.
  • Load and unload trucks, move supplies and materials, stack materials for storage, and collect refuse.
  • Transport equipment, furnishings, and appliances to job sites.
  • Repair and fabricate window and door screens and frames.
  • Perform excavation, leveling grounds, shoveling concrete, cleaning culverts and ditches, and cutting trees and brush.
  • Operate power tools and lawn mowers.
  • Remove floor tile, sheet vinyl, ceramic floor tile, plywood, and damaged drywall.
  • Clean rooftops, sidewalks, and driveways using power blowers or brooms.
  • Ensure work-site cleanup.
  • Respond to and complete on-call after-hour emergency and urgent repairs.
  • Update work order status, including time, materials, and notes, on mobile devices accurately and timely.
  • Complete and submit all required paperwork accurately and timely.
  • Keep supervisor informed of activities, results, and potential problems, and recommend corrective actions.
  • Maintain vehicle and vehicle inventory as prescribed.
  • Work cooperatively and conduct oneself professionally with consumers, staff, subcontractors, monitors, and the public.
  • Deal with customers and others in a diplomatic and positive manner.
