About The Position

The Facilities Manager is responsible for overseeing property maintenance operations across four hotels managed by Uncommon Hospitality. This includes leading on-site maintenance teams, managing vendors, overseeing budgets, and ensuring each hotel operates in line with safety regulations and brand standards. This position plays a key role in supporting a consistently high level of guest experience through intentional, well-maintained property environments. The role is highly collaborative and works closely with General Managers throughout the portfolio.

  • Responsibilities require mobility, prolonged standing, bending, stooping, and reaching.
  • Must be able to respond to visual and aural cues and tolerate varying levels of stress, temperature, and fatigue.
  • Ability to lift up to 50 pounds comfortably is required.

Nice To Haves

  • Proficient in Microsoft Office applications.
  • Experience with maintenance tracking and/or work order software preferred.
  • Familiarity with seasonal operations, historic renovations, and coastal property maintenance.

Responsibilities

  • Foster a culture of accountability, professionalism, and pride among maintenance team members.
  • Recruit, train, coach, and develop maintenance personnel across all properties.
  • Conduct regular site visits to ensure consistency in maintenance standards and execution.
  • Provide leadership and support to maintenance teams by identifying opportunities for growth and development.
  • Ensure timely completion of maintenance requests and work orders.
  • Develop succession plans and strengthen technical capabilities throughout the maintenance team.
  • Track maintenance issues and requests, assign work, and follow up to ensure completion.
  • Conduct regular walkthroughs of each property to identify and resolve maintenance issues.
  • Prioritize preventative maintenance and ensure timely response to urgent repairs.
  • Ensure all systems, including HVAC, plumbing, electrical, and related infrastructure, are maintained regularly and functioning safely and efficiently.
  • Lead capital improvement projects from planning through completion.
  • Assist in identifying, prioritizing, budgeting, and executing renovation initiatives.
  • Coordinate contractors, vendors, and project stakeholders to ensure successful project outcomes.
  • Monitor project schedules, budgets, and quality standards.
  • Support property improvement initiatives that enhance guest experience and operational efficiency.
  • Collaborate with company leadership on future development and expansion projects.
  • Develop and manage maintenance and facilities budgets.
  • Monitor expenditures and ensure responsible stewardship of company resources.
  • Assist with annual capital planning and forecasting.
  • Identify cost-saving opportunities through operational efficiencies and preventative maintenance.
  • Prepare reports and recommendations regarding facilities performance, asset conditions, and capital needs.
  • Develop and maintain productive relationships with vendors, contractors, and service partners.
  • Solicit competitive bids and negotiate pricing for maintenance services, contracts, equipment, and materials.
  • Evaluate vendor performance and ensure compliance with company standards and contractual obligations.
  • Identify opportunities to reduce costs while maintaining quality and service levels.
  • Standardize purchasing practices where appropriate across the portfolio.
  • Ensure consistent and productive connections with local and regional businesses.
  • Promote mutual respect and professionalism in all interactions with key partners.
  • Ensure hotels operate as responsible and engaged members of their local communities.
  • Ensure compliance with all applicable local, state, and federal regulations.
  • Maintain compliance with OSHA requirements, life safety standards, environmental regulations, and company policies.
  • Ensure all required inspections, certifications, and preventative testing programs are completed.
  • Develop emergency preparedness and response procedures related to facilities operations.
  • Promote safe working practices and a culture of safety throughout the organization.
