About The Position

Responsible for the effective, efficient and safe maintenance, renovation and upkeep of parish buildings and grounds. This role involves supervising preventative, routine, and emergency maintenance of all buildings, assets, and property for the Parish, including the school. Key systems include HVAC, plumbing, electrical, security, fire safety, energy management, irrigation, and grounds. The position may supervise maintenance employees and outside contractors, performing routine to mid-level maintenance functions. Additionally, this role is responsible for all IT duties for the Parish and school, including hardware, software, internet, phone, printers, and copiers.

Requirements

  • Strong commitment to the mission of St. Peter the Apostle Catholic Church.
  • Minimum 5 years of experience supervising maintenance and custodial staff in a distributed facilities environment, including a school with buildings and grounds or industrial facility maintenance.
  • Must successfully pass a background, criminal history, and credit history check.
  • Effective communication skills, verbal and written, with the ability to exercise courtesy.
  • Proven ability to plan and organize work effectively and efficiently.
  • Experience deploying and effectively utilizing a web-based facilities asset management and work order system.
  • Ability to diagnose and perform routine to mid-level repairs.
  • Experience selecting and supervising facilities maintenance contractors in contract performance.
  • Proficient in Microsoft Office; able to understand, learn, and use technology-based systems.
  • Ability to work from ladders, adjust to height and close quarters, withstand heat and cold, good eye-hand coordination and flexibility.
  • Ability to safely lift up to 50lbs.
  • Ability to operate equipment, owned and rented, to include backhoe and lifts; heights to 40'.
  • On-call availability for emergencies.
  • High School Education or equivalent.
  • Must have a clean, neat appearance and professional demeanor.

Responsibilities

  • Implement, administer, and manage a comprehensive property asset management system (CMMS) for identifying, planning, scheduling, tracking costs, and documenting all facility support/maintenance.
  • Ensure all work and associated costs by vendor or contractor are tracked and scheduled in the CMMS system.
  • Serve as the key point of contact for the CMMS provider (OpsHero) for initial setup and ongoing training.
  • Develop an annual work plan for facility maintenance and upkeep using the CMMS.
  • Assure the routine operation of all facility/plant systems and equipment, conducting preventive equipment maintenance checks.
  • Provide input to the facilities operations budget and monitor expenses.
  • Participate in the recruitment and hiring of maintenance and custodial personnel.
  • Train, schedule, and assign work to maintenance and custodial personnel via CMMS.
  • Evaluate maintenance and custodial methods, procedures, work ethic, timeliness, and quality.
  • Evaluate and maintain HVAC and energy usage/management systems using CMMS.
  • Assign opening and closing of facilities and ensure security protocols are operational.
  • Perform required maintenance for all parish and school property, responding promptly to requests and urgent concerns.
  • Respond to facility alarms, alerts, and system failures.
  • Ensure parking lots are well-maintained.
  • Oversee landscaping maintenance via CMMS.
  • Collaborate on critical, unscheduled, and unbudgeted maintenance and repair work.
  • Maintain parish and school facilities blueprints, maps, equipment operating procedure manuals, serial numbers, and warranty documents via CMMS.
  • Coordinate safety and security procedures for the campus.
  • Issue RFPs for maintenance and custodial work not done by staff and assist with proposal evaluation and contract negotiations.
  • Oversee the fulfillment of contract terms after Pastor has signed the contract.
  • Assist in preparing information for major capital projects and serve as a liaison between the parish/school and contractors/vendors.
  • Maintain an adequate inventory of custodial, maintenance, and operational supplies and purchase or rent within budget.
  • Maintain and inventory parish tools and equipment.
  • Maintain current knowledge and skills, attend workshops, and maintain required licensing.
  • Coordinate annual inspection of facilities with Diocese Risk Management.
  • Ensure all facilities comply with health and safety standards and required codes.
  • Manage all computer hardware, networking, and software for the office.
  • Manage contracts and equipment for all copiers and printers.
  • Maintain and update all software, including Microsoft Office Products, PDS, and others.
  • Manage and maintain security camera hardware and software.
  • Ensure all audio-visual systems are operational within the church, FLC, ballroom, and school.
