About The Position

Legacy Commercial Property is a rapidly growing, full-service commercial real estate company specializing in leasing, acquisitions, development, construction and property management of retail centers. The Company portfolio consists of 700+ retail properties and over 6M square feet spread across 20+ states. The national footprint allows retail tenant partners and Highland Venture brands to leverage multiple properties to fulfill their expansion needs, and the Legacy development team assists partners in locating and developing new sites. Legacy is focused on growing the commercial real estate portfolio through the strategic acquisition of retail and office space. Legacy Commercial Property is headquartered in Brentwood, Tennessee and is part of Highland Ventures, a family-owned management company focused on strategically developing and operating businesses centered around the Company’s real estate portfolio. Other Highland Ventures brands include: Hoogland Restaurant Group – The largest franchisee and operator of more than 125 Marco’s Pizza franchises. Highland Pure Water & Ice – Self-service ice and water kiosks located in parking lots of the real estate portfolio. Intune Physical Therapy – New physical therapy platform being built and expanded. The District Manager is responsible for the comprehensive management and operations of over 55 retail properties within IL, MO, KS, and OK. This role focuses primarily on asset preservation, tenant relationship management, and operational excellence to maximize property performance and tenant satisfaction. The position includes selective leasing responsibilities to maintain occupancy and drive revenue growth. The District Manager serves as the primary point of contact for all property-related matters and is directly accountable for maintaining and enhancing property value through proactive management and strategic tenant relationships.

Requirements

  • 3-5 years of commercial property management experience required
  • Knowledge of commercial lease terms and property operations
  • Strong understanding of building systems, maintenance, and repair processes
  • Excellent relationship management and communication skills
  • Proven ability to manage multiple properties and vendor relationships
  • Strong organizational skills and attention to detail
  • Technology proficient with property management and CRM systems
  • Flexibility and problem-solving mindset
  • Knowledge of market research and basic negotiation principles

Nice To Haves

  • Bachelor's degree preferred
  • Experience managing retail or mixed-use properties preferred
  • Leasing or sales experience a plus

Responsibilities

  • Establish and maintain positive relationships with tenants to understand their business and operational needs
  • Coordinate and manage all repairs, general maintenance, and capital improvements for each property
  • Manage third-party vendor relationships for maintenance, landscaping, snow removal, and other services
  • Oversee bid process and vendor selection for all recurring services, repairs, and capital improvements
  • Schedule and confirm required annual inspections and tests
  • Respond to emergency situations and all municipality violations or requests
  • Provide regular property condition reports and inspection documentation to Regional Vice President
  • Manage property operating budgets and recommend capital expenditures including roof replacement, parking lot improvements, and signage updates
  • Create comprehensive plans for occupied and vacant units regarding utilities, winterization, and marketability
  • Conduct move-in/move-out inspections and provide documentation to corporate office
  • Act as primary liaison for tenant concerns, requests, and operational issues
  • Manage lease administration including rent collection and monitoring landlord lease rights
  • Serve as owner representative during tenant buildouts and coordinate with contractors
  • Provide post-occupancy support to ensure tenant success and retention
  • Develop positive relationships with civic leaders, first responders, building and health departments, and utility companies
  • Maintain detailed records and provide regular status updates through company systems
  • Collaborate with Regional Vice President on targeted leasing strategies for vacant spaces
  • Manage select leasing opportunities from prospect identification through lease execution
  • Conduct property tours and negotiate lease terms with internal approval
  • Coordinate with Legacy construction team on tenant improvement projects and permit processes
  • Identify opportunities to enhance property income through tenant expansions and renewals
  • Support corporate marketing initiatives for property promotion
  • Maintain leasing pipeline records and provide periodic updates to leadership
