About The Position

The Director Preservation & Post-Foreclosure works with the Property Preservation and Post-Foreclosure teams to oversee the timely and accurate maintenance and preservation of appropriate assets according to investor guidelines and all regulatory regulations throughout the life cycle of mortgage servicing. The Director is also responsible for the management and oversight of loans in the post-foreclosure process to ensure timely and accurate completion of post-foreclosure activities.

Requirements

  • Bachelor’s Degree required.
  • 8+ years of property preservation and post-foreclosure/real estate experience required.
  • 5+ years of leadership experience required.
  • Proficient in Microsoft Office- Word and Excel.
  • Excellence in communication via telephone and written communication.
  • Demonstrated attention to detail and organizational skill.
  • Ability to work independently with minimal supervision.
  • Strong analytical, problem solving and mathematical skills to be used in directing decision-making.
  • Advanced understanding of Mortgage servicing and property preservation.
  • Strong negotiation and follow-up skills, as well as the ability to meet strict deadlines.
  • Ability to collaborate with team members to achieve results.
  • All employees are required to have smart phones that meet Company security standards with the ability to install apps such as Microsoft Authenticator.

Nice To Haves

  • Experience in late-stage mortgage collections, including handling foreclosures, modifications, short sales, and Deeds in Lieu of Foreclosure preferred.

Responsibilities

  • Provide guidance and leadership for management and staff.
  • Lead and mentor staff to develop and reinforce skills, improve processes and procedures, and increase overall effectiveness.
  • Manage all field services vendors to ensure their adherence to Federal, State, Investor and Internal requirements and take appropriate action when necessary to correct deficiencies.
  • Oversee the creation and management of formal vendor performance scorecards and facilitate monthly performance discussions.
  • Arrange for contractual services relating to inspections, appraisers, etc.
  • Coordinate the order, review, and appropriate reaction(s) to Inspection, Occupancy and Damage Reports
  • Oversee the management of the timely and accurate updating of system/ files to ensure company and the investor have a clear understanding of the condition of the collateral and post-foreclosure status.
  • Ensure that code violations are remediated timely - coordinating preservation contractors, investors, municipalities, and attorneys to resolve the violation.
  • Assist in the control of company expenses through intelligent use of funds to resolve accounts, manage staffing and miscellaneous costs.
  • Oversee timely completion of post-foreclosure processes including CWCOT, conveyance, deed recording, and third-party sale fund remittance.
  • Maintain and monitor workflow, processes, volume, staffing, and performance of the department.
  • Conduct and present in ongoing client performance review meetings, client/investor presentations, and rating agency meetings.
  • Manages and oversees department staffing levels, performance, and KPIs in alignment with operational goals.
  • Undertake special projects related to departmental activities and performs other duties as assigned.
  • Oversee and facilitate training for new employees and continuing education for existing employees.
  • Be responsible for the production, review, and approval of all policies and procedures for the Property Preservation and Post-Foreclosure Departments.
  • Ensure Compliance with company policies and procedures.
  • Perform personnel managerial duties such as goal setting and tracking, performance monitoring and coaching, ensuring associate engagement, and other typical managerial duties.
  • Performs related duties as assigned by management.
