About The Position

The Director, Portfolio Management role plays a central function in the investment management and strategic oversight of Invesco Real Estate’s open-ended core fund. This position is responsible for driving a performance-first culture across all investment and portfolio management decisions, serving as a key conduit between senior leadership, investment teams, and external stakeholders. Reporting to the Co-Lead Portfolio Manager, the Director partners closely with transactions, asset management, and client-facing teams to ensure disciplined execution of fund strategy. The role demands deep investment acumen, strong communication skills, and the ability to operate with both precision and independence across a range of internal and external responsibilities.

Requirements

  • Deep experience in real estate investment strategy, portfolio management, and performance attribution across multiple property types, with meaningful exposure to core and core-plus strategies.
  • Demonstrated ability to articulate complex investment rationale clearly and concisely to Investment Committees, senior leadership, and external stakeholders.
  • Proven track record in client-facing roles, including ownership of institutional investor relationships and formal presentation delivery.
  • Strong command of competitive dynamics within the open-end fund universe.
  • Rigorous attention to detail with high standards for accuracy and quality in all written and analytical deliverables.
  • Ability to operate independently and exercise sound judgment, balancing initiative with appropriate escalation.
  • Proficiency in financial analysis tools and platforms (e.g., Argus, Excel); familiarity with data visualization tools a plus.
  • 10+ years of progressive experience in real estate investment management, portfolio management, or a closely related discipline preferred.
  • Strong executive presence and collaborative leadership style with the ability to influence cross-functionally within a matrixed organization.

  • MBA and/or CFA charter holder preferred, with an advanced degree in finance, real estate, economics, or a related field a strong plus.

Responsibilities

  • Instill and reinforce a performance-first mindset across all investment and portfolio management decisions.
  • Develop and refine hold/sell analyses, providing clear guidance to transactions and asset management teams on content, rationale, and strategic alignment.
  • Articulate investment decision-making clearly and succinctly, including performance attribution, investment theses, lessons learned, and overall strategy.
  • Prepare and present written summaries to senior leadership outlining the investment rationale, portfolio fit, and expected performance contribution of each proposed investment prior to Investment Committee meetings.
  • Quantify and qualify all material investment management decisions (e.g., lease execution rationale, disposition timing, optimal holding periods, capital deployment trade-offs).
  • Refine the analysis and delivery of performance attribution, tailoring framing and messaging for both external (client/investor) and internal audiences.
  • Lead the preparation of formal presentations, including circulating talking points and briefing materials ahead of key events such as client conferences, webcasts, and Investment Committee meetings.
  • Assume ownership of select client relationships, including responsibility for recurring update meetings and strategic dialogue.
  • Contextualize macro-economic, U.S. market, and industry trends within the landscape of fund performance and client investment strategies.
  • Develop and maintain a thorough understanding of the competitive landscape, including peer fund strategies, market positioning, and industry trends.
  • Build and sustain professional relationships with peers at competing investment managers, within the appropriate benchmarks and peer spaces, and across industry organizations.
  • Clearly communicate competitor strategies, positioning, and key performance metrics to both internal and external audiences.
  • Provide regular, informed briefings to internal teams on developments across the core and core-plus landscape.
  • Oversee key operational processes including valuations, client service coordination, development oversight, and asset management initiatives.
  • Provide clear strategic guidance to support teams regarding strategy, timing, and the crafting of responses to written inquiries as needed.
  • Maintain rigorous detail-orientation, proofreading, and error-checking standards for all formal deliverables.
  • Exercise sound judgment in determining when to drive decisions forward independently and when to elevate matters to senior team members.
  • Proactively enhance meeting preparation by incorporating feedback from prior engagements into updated materials, refining content and framing based on what resonated and what did not.
  • Anticipate the needs of key stakeholders and arrive prepared to address critical points on the spot with relevant supporting materials.
  • Develop ad hoc analyses and generate original viewpoints independently, without relying on direction from senior Portfolio Managers.
  • Demonstrate critical thinking and intellectual leadership in Investment Committee, Steering Committee, and fund management team discussions.
