About The Position

AIR Communities is seeking a Director of Service & Construction to join their Asset Quality and Service team, supporting Operations teams in Texas. This role will focus on operations support, P&L adherence, CNOI, EGI, and CSAT goal metrics, and team member development. Key responsibilities include leadership and supervisory roles in project management, construction management, design build oversight, contracting, vendor management, budgeting, casualty response, insurance claim oversight, and EH&S support. The position is based in the Dallas/Fort Worth area and requires regular travel to communities within the market.

Requirements

• At least 4-6 years of multifamily or facilities maintenance and operations experience.
• Experience managing service side on a portfolio of multifamily assets, and multiple construction projects independently.
• The ability to navigate POWER BI and MS EXCEL is required as is the ability to generate basic financial (IRR) analysis.

Nice To Haves

• Degree in property management, construction management, engineering, architecture, or related field strongly preferred.

Responsibilities

• Supports operations from a leadership level with complete understanding of property budgets, P&Ls, KPIs, systems (Entrata, Coupa, Brivo, SmartRent), and reporting.
• Engages in person and remotely with property and regional operations team members including CMs, SMs, GMs, RPMs, VPs, DOOs and AFOs.
• Frequent and recurring travel to properties throughout the region of responsibility required.
• Travel to national level meetings required.
• Heavily engaged in development of internal bench for ST, SM and ASM positions.
• Supports acquisition and disposition processes including PCA review, on-site inspections, and budget development.
• Post acquisition leadership and oversight of “AIR Edge” and other renovations or upgrades.
• Understands, tracks, and ensures proper execution of all jurisdictional, lender, or code mandated activities including but not limited to (REAC, MOR, 40-year, Façade, Balcony, SCEP).
• Coordinates, oversees, and reports out on the construction activities in the region to assure that projects are completed within prescribed schedules and budgets, and are in compliance with federal, state, and local regulations.
• Supports compilation of annual CAPEX PCAs for consideration in annual budget reviews.
• Supports annual R&M and COE budget generation and execution.
