About The Position

Guardian is seeking an experienced and strategic Director of Property Operations to join our Senior Leadership Team. In this key leadership role, you will oversee a diverse multifamily portfolio, drive operational and financial performance, and lead a team of Regional Property Managers. You will serve as a trusted partner to clients and stakeholders, ensuring operational excellence, regulatory compliance, strong resident experiences, and achievement of ownership objectives. The ideal candidate is a collaborative leader with a proven track record of portfolio management, team development, client relations, and driving results in a fast-paced property management environment. Regular travel is required.

Requirements

  • Minimum 7 years of progressive multifamily property management experience, including at least 5 years in a Regional Property Manager or similar leadership role.
  • Bachelor's degree in Business, Real Estate, Property Management, or a related field preferred.
  • Proven success managing complex client relationships and diverse property portfolios.
  • Strong leadership, team development, and organizational management skills, with a demonstrated ability to mentor and develop high-performing teams.
  • Excellent communication, negotiation, presentation, and relationship-building abilities.
  • Strategic thinker with strong critical thinking and planning skills, capable of leading growth initiatives and operational improvements.
  • Ability to drive organizational alignment, influence change, and collaborate effectively across all levels of the organization.
  • Experience developing talent acquisition, employee engagement, and retention strategies.
  • Demonstrated success fostering a culture of collaboration, accountability, continuous improvement, and innovation.
  • Proven ability to establish and implement policies, procedures, and best practices to support operational excellence and portfolio growth.
  • Strong financial acumen, including budget development, forecasting, and execution of operational plans.
  • Experience identifying, tracking, and reporting key performance indicators (KPIs) to drive asset performance, profitability, and business objectives.
  • Own or have access to a reliable and properly insured vehicle for use in business transportation needs, and possess a valid driver's license.
  • Must be legally qualified to work in the US
  • Must be able to speak, read and write English in a manner sufficient to carry out the duties
  • Must hold an active OR Real Estate License. If not currently licensed at time of hire or transfer: Employee must enroll in required coursework within 30 days. Employee must obtain active licensure within 120 days.

Nice To Haves

  • Previous experience working with the specific property program(s) in place at the property (such as HUD, RD, or Tax Credit)
  • Previous experience working with Yardi Voyager or similar property management software.

Responsibilities

  • Build and maintain strong client relationships within the assigned region while ensuring exceptional service delivery.
  • Identify and pursue new third-party management opportunities to support business growth.
  • Participate in client, ownership, and operational meetings related to portfolio performance.
  • Partner with the Vice President of Property Operations to allocate resources and support regional business objectives.
  • Lead, develop, and mentor a team of Regional Property Managers, providing coaching, performance feedback, and professional development opportunities.
  • Ensure team members complete required training, receive timely performance evaluations, and maintain appropriate performance documentation.
  • Review and analyze property budgets, occupancy trends, financial performance, rent growth, and operational metrics.
  • Conduct regular property audits and inspections to ensure compliance, operational excellence, and asset preservation.
  • Collaborate with clients and Regional Property Managers on property acquisitions, dispositions, lease-ups, and new management opportunities.
  • Drive property performance by maximizing revenue, controlling expenses, and implementing effective delinquency management strategies.
  • Lead talent management efforts, including recruiting, hiring, onboarding, training, employee development, and employee relations.
  • Develop annual operating budgets and marketing plans aligned with ownership and company objectives.
  • Provide accurate and timely operational and financial reporting to executive leadership and property owners.
  • Partner with clients to establish and achieve property goals, ensuring alignment with strategic objectives.
  • Maintain a high standard of customer service by ensuring prompt and effective resolution of resident concerns.
  • Implement and enforce company policies, procedures, and regulatory compliance requirements across the portfolio.
  • Ensure all properties are maintained in a safe, attractive, and market-ready condition through regular inspections and oversight of physical assets.
  • Monitor property operations to achieve financial, occupancy, and resident satisfaction goals while protecting the interests of owners and clients.
