AllView Real Estate•Newport Beach, CA
•$125,000 - $140,000•Onsite

About The Position

AllView Real Estate is hiring a Director of Property Management to lead and grow its property management division, including its people, processes, compliance, and results. The company is a full-service real estate and property management firm with offices in Newport Beach, San Diego, and Santa Monica. It manages more than $750 million in assets for owners across Southern California, with a focus on single-family and small multifamily homes. AllView is a bootstrapped local company that operates using EOS. The Director owns division performance, leads through Portfolio Managers, oversees client success and compliance, and builds consistent processes across regions. The position reports to the Chief Executive Officer and is based in-office at the Newport Beach headquarters, with travel to the San Diego and Santa Monica offices as needed. Compensation is $125,000–$140,000 base salary plus a 10% annual performance bonus tied to the division scorecard. Success is measured through a weekly scorecard that includes accounts receivable, renewals, turns, days on market, owner retention, net door growth, and review ratings. The Director is expected to grow the division without sacrificing results, develop capable Portfolio Managers and backups, maintain strong compliance, and resolve recurring problems through training and process improvements.

Requirements

  • At least 5 years of residential property management experience.
  • At least 3 years of proven leadership as a director, regional manager, or department head over a team of property managers; individual property manager experience alone does not meet this requirement.
  • Strong working knowledge of California landlord-tenant law, fair housing, security deposit requirements, and notice requirements.
  • Active California DRE license.
  • A track record of improving operations through processes, training, and accountability, with measurable results.
  • Ability to own financial results, read a P&L, and manage revenue and labor cost per door.
  • Detail orientation and discipline in following through and auditing details.
  • Experience with AppFolio or comparable property management software.

Nice To Haves

  • Experience in third-party single-family and small multifamily management across multiple Southern California markets.
  • Experience driving owner acquisition or door growth.
  • CPM, MPM, or RMP designation.
  • Experience working in an EOS company.

Responsibilities

  • Own door growth and owner retention, set goals with Sales and Marketing, and intervene when results fall short.
  • Review every lost door, identify its cause, and implement a fix.
  • Ensure new owners have a smooth first 90 days and participate in pitches for larger or strategic accounts.
  • Protect AllView’s review rating through fast, clear, and professional communication with owners and residents.
  • Own division financial results, including revenue per door, ancillary income, fee capture, and labor cost against revenue.
  • Hold Portfolio Managers accountable for accounts receivable, renewals, turns, days on market, inspections, and maintenance follow-up.
  • Approve expenses and vendor bids within authority limits and balance portfolio sizes as the division grows.
  • Serve as the division’s compliance owner across California and local requirements in every market served.
  • Regularly audit files, notices, deposits, and fair housing practices, and prepare for new laws before they take effect.
  • Keep records complete and accurate in the property management system.
  • Hire, coach, discipline, and terminate division employees in partnership with HR.
  • Run weekly department meetings and the scorecard, and hold quarterly conversations with each direct report.
  • Own and maintain the division’s written processes so every region operates consistently.
  • Build bench strength and ensure each Portfolio Manager has a trained backup.
  • Serve on the Leadership Team, report the scorecard, own quarterly Rocks, and solve issues through IDS.
  • Deliver scorecard targets, maintain accounts receivable under 1% in every region, grow net doors, reduce lost doors, and complete quarterly Rocks.
  • Develop Portfolio Managers who resolve issues independently, maintain trained backups and promotion-ready team members, and ensure compliance audits have no significant findings.
