Preconstruction Director
About The Position
A top ENR-ranked commercial general contractor is seeking a Director of Preconstruction to lead its regional preconstruction operations across Southwest Florida. This role is responsible for the overall leadership, strategy, and execution of preconstruction services, including estimating, client deliverables, and team development. The Director will oversee the regional preconstruction team, drive project strategy from early concept through GMP, and serve as a key partner to both internal leadership and external clients. This is a high-impact leadership position designed for someone who excels at building teams, developing talent, and influencing project outcomes through strong preconstruction strategy and client engagement. The role requires a balance of technical estimating expertise, leadership capability, and market presence.
Requirements
- Bachelor’s degree in Construction Management, Engineering, or related field (or equivalent experience)
- 15–20+ years of commercial construction experience, with a strong focus in preconstruction/estimating
- Proven experience leading and managing preconstruction teams
- Strong background in conceptual estimating, budgeting, and cost management
- Demonstrated ability to lead multiple projects and deadlines simultaneously
- Experience with client-facing responsibilities and delivering preconstruction services
- Strong communication, leadership, and organizational skills
- Proficiency in estimating software, takeoff tools, and construction technology platforms
- Ability to operate at both a strategic and detailed level
Nice To Haves
- Experience with large-scale, complex commercial projects (healthcare strongly preferred)
- Established network within the Florida construction market
- Demonstrated success in mentoring and developing high-performing teams
- Experience supporting or leading business development and client growth initiatives
- Familiarity with Autodesk and advanced estimating platforms
- Strong understanding of procurement strategies and subcontractor market dynamics
- Track record of improving preconstruction processes, efficiency, and outcomes
Responsibilities
- Lead and manage the regional preconstruction/estimating department, including team structure, workload distribution, and performance
- Develop and oversee project strategies, conceptual estimates, and budgeting from early design through final pricing
- Review major pricing components and ensure accuracy and consistency of all estimates
- Drive value management and cost optimization strategies across projects
- Serve as a key client interface, delivering preconstruction services and maintaining long-term relationships
- Support and contribute to business development efforts, including pursuit strategy and client engagement
- Mentor, coach, and develop team members, including hiring, performance reviews, and career development
- Coordinate internal resources to ensure alignment with project timelines, budgets, and client expectations
- Oversee bid-day execution and procurement strategy, ensuring successful outcomes
- Maintain strong relationships with subcontractors and ensure alignment with prequalification standards
- Ensure compliance with company standards, policies, and operational procedures
- Collaborate with regional leadership to grow and scale preconstruction capabilities
