The Director of Preconstruction will lead, direct, and oversee the effective daily operation of the largest and most complex preconstruction projects. This role is responsible for managing an entire preconstruction department and leading the preconstruction process across CM at Risk, Negotiated GC, Design-Build, and Hard Bid delivery methods. The Director must ensure project goals, objectives, and initiatives align with the mission, vision, and values of Barnhill Contracting Company.

Responsibilities

  • Collaborate with the operations team, owners, designers and subcontractors to ensure the design phase is completed on time with an acceptable GMP.
  • Lead teams to ensure accuracy of cost estimates, scopes of work, and schedule requirements.
  • Identify and effectively manage owner expectations during the preconstruction phase.
  • Responsible to manage teams in all aspects of estimating, constructability, value analysis, and develop and implement strategies for continual improvement of processes and resources.
  • Expertise in the analysis of both risk and profitability at each level of estimate.
  • Responsible for management of preconstruction department budget and high-level reporting to Executive Team throughout preconstruction process.
  • Develop a vision/strategy/direction for the department, market sector or specific project teams.
  • Set clear and attainable goals for preconstruction teams, holding each team member accountable to perform in accordance with standard processes and protocols to maintain high levels of quality control.
  • Responsible for building high-performing teams through best practices in recruiting, hiring, mentoring, training/development, providing feedback and employee engagement.
  • Develop future leaders to ensure there is bench strength and a succession plan.
  • Collaborate with other managers to develop/refine/maintain standard operating procedures.
  • Lead in the identification and implementation of Business Development pursuits through analyzing cost and constructability aspects of opportunities, presentations, providing high-level conceptual budgets and schedules, and managing client relationships.
  • Promote and support good internal and external relationships throughout all divisions and departments of Barnhill Contracting Company and with clients and the public.
  • Knowledge of and ability to effectively navigate in all legal aspects, including contract negotiations, claims, dispute resolution, bid procedures.
