About The Position

This role directly supervises the Manager Facilities and Supervisor Facilities Compliance for Atlantic City Operations. The Director leverages the maintenance management software and framework to drive continuous improvement within the facilities department. This involves using data to enhance processes and efficiency, ensuring optimal staffing for peak demands, managing inventory, and understanding the trade-offs between ongoing repair and maintenance versus capital investment. The position requires an understanding of building and administrative code requirements and permit exemptions, ensuring full compliance with code-enforced work and the integration of permit and inspection processes. The Director is responsible for ensuring complete compliance with all regulating entities affecting the field of work, including local agencies (fire, building, health), OSHA, NLRB, EPA, NEC, and NFPA. Additionally, the role oversees outside contractors on all outsourced projects to ensure compliance, safety, high execution levels, warranty maintenance, waste minimization, and adherence to budgetary guidelines. A key responsibility is developing and maintaining emergency response plans for each property with a thoroughly trained and prepared staff, including on-site availability when necessary to direct activities during such events. The role requires thorough computer abilities using basic Microsoft Office programs, Maintenance Management Programs, Hotel Management and Booking Systems, and Building Automation Systems. A KEY License is required.

Requirements

  • Strong computer skills (MS products including Excel)
  • Effective communication skills (oral and written)
  • Demonstrated success in managing multitude of construction projects from small renovations to new venues and large phased renovations.
  • Strong organizational skills
  • Ability to uphold and demonstrate the highest level of integrity in all situations and recognize standards required by a regulated business
  • Engineering or similar degree required.
  • At least 10 years previous facility management experience.
  • Must possess a valid New Jersey driver's license.

Responsibilities

  • Directs and is responsible for all functions performed in the facilities and engineering operations at multiple New Jersey properties.
  • Coordinates with property department leaders to ensure engineering needs are met and priorities are aligned.
  • Collaborates with the shared-services facilities team and executes against approved policies, procedures and performance standards.
  • Oversees maintenance of the properties’ electrical, mechanical and plumbing systems; multiple guest room towers; convention centers and entertainment venues; multiple food and beverage outlets; and the outside perimeter of the properties including landscaped, parking and pool areas (all as applicable). Will also coordinate the maintenance of 3rd party leased locations within the building footprint, as applicable.
  • Develops department expense and capital investment budgets. Reviews expenditures and manages budgets to minimize variances. Also maintains and communicates an accurate 5-year capital plan for each property that clearly identifies and prioritizes capital requirements.
  • Builds accurate special-project budget estimates and timelines to be communicated at an executive level.
  • Develops and ensures a high level of service standards for the facility operations teams as well as exceptional inter-departmental collaboration, communication and support.
  • Maintains department policies and procedures and updates as needed.
  • Provides leadership to create a work environment that promotes teamwork; efficiency and productivity; recognition and respect; employee satisfaction; training and development; and a high caliber of staffing. Serves as an exemplary role model and standard for all facility employees.
  • Conducts staff meetings on a regular basis to review operations, projects and safety programs and to maintain a high level of communication.
  • Develops and carries out a thorough training, development and succession planning program to support future management workforce needs.
  • Works closely with all union representation to ensure a good working relationship is maintained and all contractual agreements are met with minimized liabilities.
  • Ensures building infrastructure needs are being monitored, tracked and maintained to ensure optimum efficiency and reliability and appropriate replace versus repair decisions.
