About The Position

Responsible with overseeing the operation, maintenance and managerial oversight of multiple facilities. Implementing policies, procedures and programs that will assure well-managed, well-maintained buildings, facilities. Assist with leading staff in a positive service response to the concerns and needs of user groups; providing assurance of health, safety, and quality maintenance service programs and policy compliance, in coordination and conjunction with the Universities goals and objectives.

Requirements

  • Bachelor’s degree in an applicable field or equivalent combination of education and experience.
  • 10 years of related experience
  • Ability to effectively communicate both orally and in writing
  • Excellent communication and presentation skills
  • Strong interpersonal and organizational skills
  • Working knowledge of office software and instructional programs
  • Ability to orally comprehend and express information and use inductive and deductive reasoning
  • Ability to positively and professionally interact with clients and staff, groups of various sizes
  • Ability to multitask and work cooperatively with others
  • Word Processing, Spreadsheet, and Database applications
  • Ability to work outdoors exposed to various weather conditions, potential allergens, elevated noise levels, and heat

  • This position requires compliance with state and federal laws/codes and Texas A&M University System/TAMU policies, regulations, rules and procedures

Responsibilities

  • Maintaining complete responsibility and oversight of day-to-day operations of campus custodial services.
  • Provides leadership in identifying, developing, budgeting, coordinating, monitoring reporting and completing service improvement plans.
  • Provides exemplary leadership to Custodian team members including prioritization, direction, development, and assessment.
  • Manages all personnel actions, including interviewing, selecting, and orientation of new hires, training and evaluating all directly and indirectly supervised personnel.
  • Supervision of all maintenance programs relating to the interior conditions and appearance and operation of the facilities; reviews and analyzes inspections and reports for potential efficiencies in the service of facilities; develops, implements and monitors cost-savings opportunities.
  • Develops and executes annual maintenance plans and maintenance improvement projects.
  • Planning and operation of campus operations in emergency response situations, disaster preparedness, and emergency notification programs.
  • Initiates and approves requisitions for purchase of materials, supplies and contractor services.
  • Completes duties and responsibilities in compliance with University standards, policies and guidelines.
  • Coordinates the maintenance of custodial fleet and equipment.
  • Plans work schedules, shifts, hours, areas of work, and job duties to ensure adequate services are rendered to all areas.
  • Performs regular inspections and evaluations; recommends action items and/or corrective actions.
  • Schedules major project work, assuring that adequate staff and supplies are available
  • Develops controls and procedures to monitors work order reports for the assurance of effective and timely evaluation, assignment, completion, and close-out of routine and preventative maintenance of all operations and maintenance management and work production.
  • Develops controls and procedures for supply inventory and documentation of biweekly, monthly and annual needs.
  • Develops and administers an ongoing training program for staff to assure services are operated and maintained in a safe, reliable and efficient manner.
  • Observes safety regulations and participates in ongoing safety-training programs to cover all aspects of the work performed by the department.
  • Assures college-wide compliance with all Federal, State and Local laws, ordinances, and codes relating to the operation and safety of facilities and staff.
  • Manages the development, preparation, and explanation of the annual Custodial Service budget, quarterly forecasts, and operating plans, as determined or assigned.
  • Manages custodial equipment and supplies inventory.
  • Monitors and manages operating budgets, expenses and executes purchases as needed.
  • Maintains records and files; monitors feedback to assure customer satisfaction and identifies service improvement ideas.
  • Prepares and reviews operational and reports
  • Serves as primary point of contact for inquiries related to Custodial Services.
  • Develops and maintains strong rapport with faculty, staff, and students to elicit feedback for continuous improvement ensuring organizational effectiveness.
  • Responds to non-routine requests
  • Serves as liaison with contractors and service providers; coordinates activities with University community.
  • Serves on various University, division, and departmental committees and represents the department at various State and National associations.
  • Acts as emergency service responder during emergency, weather, and catastrophic events.
  • This position is on 24-hour emergency call.
