About The Position

The VCU's Facilities Management has an exciting opportunity for a Construction Project Inspector to join the team! The Construction Project Inspector collaboratively monitors and inspects construction activities on behalf of the University and Commonwealth of Virginia to ensure safety, adherence to documents, and code compliance. This individual works as a team member with project managers and other Facilities Management and University units as an advocate of the University and clients. Reporting, effective communication, and an active willingness are requirements of the position and its success.

Requirements

  • Significant experience in commercial construction or applicable equivalent
  • Proficient in construction building techniques and methods
  • Strong verbal and written communication skills
  • Ability to oversee multiple tasks concurrently with minimal supervision
  • Strong basic computer skills
  • High school diploma or equivalent
  • Valid Virginia Driver's license to operate a motor vehicle in the Commonwealth of Virginia
  • Demonstrated ability to work in and foster an environment of respect, professionalism and civility with a population of faculty, staff, and students from all backgrounds and experiences, or a commitment to do so as a staff member at VCU

Responsibilities

  • Monitor on-site construction progress via daily site visits and report findings to pertinent party(s) both orally and in writing.
  • Monitor contractor compliance with approved construction documents and applicable codes.
  • Monitor quality of materials and workmanship.
  • Monitor adherence to established project schedule.
  • Monitor site environmental conditions.
  • Monitor safety of site, contractor and general public reviewed daily and expectations communicated to ensure a safe workplace.
  • Ensure contractors receive clear, well-communicated direction of what is expected.
  • Address and document contractor performance issues in writing as they occur.
  • Monitor multiple projects (average of 30) at one time, scattered on both campuses.
  • Work different hours to include nights, holidays, and weekends if needed.
  • Schedule utility and special shut-downs and impacts with building management, fire safety, and any other pertinent group affected.
  • Collect, review, and approve contractor daily work logs for accuracy.
  • Document discrepancies in writing to pertinent parties as soon as possible.
  • Assure completion of punch-list and warranty items.
  • Document in writing and report to pertinent parties deficiencies in installations, completion, and punch-list items.
  • Document in writing and report to pertinent parties work progress, project conditions, issues and resolutions, and any other pertinent information in a timely manner.
  • Document in writing and report to pertinent parties contractor performance.
  • Document in writing and report to pertinent parties pertinent communications and directives.
  • Provide overall project updates to Project Manager on recurring intervals as determined by Project Manager.
  • Evaluate and document performance of the contractors and subcontractors.
  • Coordinate appropriate contractor access with Project Manager.
  • Coordinate and process "Hot-Works" permitting with VCU Safety and Risk Management.
  • Report to Project Manager performance related issues.
  • Coordinate Authorities inspections to include State Fire Marshall, DEB Building Official representatives, etc.
  • Ensure proper installations and constructed conditions prior to inspection by other authorities.
  • Coordinate works with other internal and external vendors to include but limit to: VCU Network Services and Access Control, VCU Facilities Operations, VCU Media Support Services, VCU Police, etc.
  • Review and sign authorization for construction invoices.
  • Assist where appropriate in review and approval of other related invoicing.
  • Assist Project Manager of possible risks or savings scenarios present in a project.
  • Assist Project Manager in keeping key departments, zone leaders, and stakeholders updated on project progress, issues, and schedules.
  • Assist Project Manager in review and acceptance of as-built and O&M documentation.
