About The Position

A-1 Hospitality Group is seeking a Project Manager to plan and deliver new construction, renovations, conversions, and brand-mandated Property Improvement Plans (PIPs) across its hotel portfolio, and to lead related purchasing of Furniture, Fixtures & Equipment (FF&E) and Operating Supplies & Equipment (OS&E). The role coordinates ownership, hotel operations, brand teams, architects and designers, general contractors, and vendors to deliver projects on time, within budget, and to brand standards while minimizing disruption to operating hotels and guests. The position covers project planning, budgeting, design and pre-construction, construction delivery, procurement, installation, and handover to hotel operations. It includes regular travel to hotel sites across the portfolio and may require evening or weekend work during critical construction, delivery, and opening phases. The role is based in Kennewick, Washington, and reports to Ownership / Executive Leadership. A-1 Hospitality Group is an owner-operator of hotels in the Pacific Northwest with properties under IHG, Marriott, and Hilton brands. The company emphasizes construction and purchasing decisions that serve guests, meet brand requirements, and make financial sense for the property over the long term.

Requirements

  • Bachelor's degree in construction management, architecture, engineering, hospitality management, supply chain, or a related field, or equivalent experience.
  • At least 5 years of project management experience in construction, including at least 3 years on hospitality, hotel renovation, or comparably complex multi-family or commercial interiors projects.
  • Demonstrated procurement experience, including FF&E purchasing, vendor bidding and negotiation, purchase orders, and logistics coordination.
  • Working knowledge of hotel brand standards and the PIP process; familiarity with Marriott, IHG, and/or Hilton standards is strongly valued.
  • Proven ability to manage budgets, schedules, contractors, and multiple projects at different stages simultaneously.
  • Ability to read and understand construction drawings, specifications, and contracts.
  • Proficiency with Microsoft Office / Microsoft 365, especially Excel, and project scheduling or construction management software.
  • Valid driver's license and ability to travel regularly to job sites.
  • Strong communication, organization, negotiation, and judgment skills, including the ability to explain construction or lead-time issues to non-construction stakeholders and secure timely decisions.

Nice To Haves

  • Experience with ground-up hotel construction and hotel openings.
  • Experience working for or with an owner-operator, developer, or hotel management company rather than only a general contractor.
  • Familiarity with procurement platforms and freight, warehousing, and installation coordination.
  • Project Management Professional (PMP), LEED, or another relevant certification.
  • Estimating experience and an established network of hospitality vendors, contractors, and installers in the Pacific Northwest.

Responsibilities

  • Plan and manage construction and renovation projects end to end, including scope, schedule, budget, phasing, permitting, construction, punch lists, and closeout for ground-up builds, renovations, conversions, and PIPs.
  • Coordinate design and pre-construction with architects, interior designers, engineers, and brand reviewers; review drawings and specifications for constructability, cost, and brand compliance.
  • Lead bid walks, contractor selection, and kickoff meetings; conduct site visits, verify progress and quality, and promptly resolve field issues.
  • Phase work at operating hotels, coordinate shutdowns and room-out-of-order plans, and communicate timelines to general managers and operations teams.
  • Manage project closeout, including punch lists, warranties, as-builts, permits, certificates of occupancy, brand inspections, and handover to operations.
  • Develop FF&E and OS&E budgets, quantity take-offs, and purchasing schedules aligned with construction schedules and opening or reopening dates.
  • Solicit and evaluate bids; negotiate vendor pricing, terms, lead times, and warranties; and recommend vendors for ownership approval.
  • Prepare purchase orders and contracts; track approvals, production, freight, warehousing, delivery, and installation; and flag delays with recovery plans.
  • Purchase in accordance with applicable brand specifications, model-room approvals, and PIP requirements for Marriott, IHG, and Hilton properties.
  • Verify invoices against orders and deliveries, inspect goods upon arrival, manage damage or shortage claims, and maintain procurement logs.
  • Prepare capital budgets and cash-flow forecasts; track commitments and change orders; report variances; and recommend value-engineering options while protecting brand standards and guest experience.
  • Maintain an integrated master schedule for construction, procurement, delivery, and installation, and update stakeholders weekly.
  • Support negotiation and administration of contractor, consultant, and vendor agreements; review pay applications, lien waivers, insurance certificates, and change-order pricing.
  • Provide ownership with concise written updates on project progress, budget, risks, and decisions required.
  • Maintain organized project records, including drawings, approvals, budgets, orders, warranties, and compliance documentation.

Benefits

  • Salary of $81,500 plus bonus potential.
  • Travel discounts across the world.
  • Paid holidays and vacation after 90 days.
  • Medical, dental, and vision insurance after 60 days of full-time employment.
