The Community Manager is responsible for the financial administration of leasing procedures to meet or exceed the budget established for the property. This includes meeting occupancy and rental rate goals, controlling expenses through inventory control and purchasing procedures, accurately and timely reporting of payroll, prompt collection of revenue, and initiating the Unlawful Detainer process when necessary. The Community Manager must stay abreast of the marketplace and conduct inspections of each apartment unit during check-in and check-out to ensure the owners' assets are protected and that appropriate deductions are taken from deposits. Additionally, the role involves managing, recruiting, and developing on-site employees, including interviewing, screening, training, motivating, and conducting orientations. The Community Manager is responsible for staff retention, maintaining positive employee relations, and evaluating staff performance, while also motivating, promoting teamwork, and empowering staff members to achieve common goals. The property must be kept in a neat, clean, and well-maintained condition, with preventative maintenance schedules met. Daily exterior and interior inspections of the community are required to ensure curb appeal, maintenance, cleanliness, and security procedures are followed. Customer service is paramount, meeting company standards for resident satisfaction and ensuring a responsible person is available for building emergencies at all times. Accurate preparation and processing of all leasing forms, maintenance orders, rent collection, company reporting, and on-call emergency availability are essential. Other duties as needed may be assigned. Essential mental alertness requirements include working in a constant state of alertness and safe manner, performing tasks involving high levels of cognitive function and judgment, not being mentally or physically impaired, taking prompt and appropriate response to operating conditions, working in an unfatigued state, accurately gauging lengths of time and distance, quickly storing and recalling instructions, concentrating, and coping with sudden changes in surroundings, emergency situations, or alarms, with a demonstrated caring, committed, and concerned attitude about safety.
