About The Position

Karya Property Management (KPM) is seeking a Community Manager to lead one of their apartment communities in Las Vegas, Nevada. This is a full-time, on-site role where the Community Manager will be responsible for the overall performance of the property, including leading the on-site leasing and maintenance team, managing the budget, driving occupancy, and serving as the primary point of contact for residents and ownership. The role requires a hands-on approach, involving daily property walks and direct engagement with operations, financials, leasing, marketing, team management, and resident relations.

Requirements

  • 3+ years in multifamily property management, with at least 1 year in a manager or assistant manager role.
  • Working knowledge of leasing, renewals, collections, evictions, and supervising maintenance staff.
  • Proficiency in property management software (Yardi, Entrata, RealPage, or similar) and Microsoft Office.
  • Strong written and verbal communication; comfortable holding a team accountable.
  • Valid driver's license, valid ID, and ability to pass a background screening.
  • Availability for weekends and emergency calls as property needs require.

Responsibilities

  • Conduct daily property walks to assess conditions, curb appeal, and identify maintenance needs.
  • Monitor all work orders and partner with lead maintenance to ensure timely, quality completion.
  • Manage the make-ready schedule and inspect vacant units before move-in.
  • Handle after-hours emergency calls and dispatch on-call maintenance.
  • Own the property budget; review variances and explain them to your Regional Manager.
  • Review collections daily and make decisions on delinquency, payment plans, and evictions.
  • Audit the rent roll for rent accuracy, lease expirations, month-to-month conversions, and concessions.
  • Approve invoices and control operating expenses against budget.
  • Oversee leasing activity — lead follow-up, tour quality, application approvals, and closing ratios.
  • Direct marketing efforts, including online listings, ILS performance, and social media presence.
  • Drive renewal strategy and lease expiration management to protect occupancy.
  • Hire, train, schedule, and develop on-site leasing and maintenance staff.
  • Submit HR paperwork to corporate: new hires, payroll, status changes, terminations.
  • Resolve resident concerns and complaints; build a retention-first culture.
  • Ensure compliance with Fair Housing, Nevada landlord-tenant law (NRS 118A), company policy, and all permits and inspections.
