About The Position

The Building Group is seeking an experienced, licensed Community Association Manager to lead the onsite management of a premier 130-unit condominium community in Chicago's Gold Coast/Streeterville area. This is an excellent opportunity for an accomplished CAM who values the advantages of a single-site assignment and wants the opportunity to develop strong relationships with the Board, residents and building staff while taking meaningful ownership of the property's operations and long-term stewardship. The successful manager will serve as a trusted professional resource to the Board of Directors, overseeing day-to-day building operations, financial and capital planning, staff and vendor performance, resident service and major projects.

Requirements

  • Current Illinois Community Association Manager License
  • Demonstrated condominium/community association management experience
  • Strong understanding of association financial statements, budgeting and capital planning
  • Experience supervising building staff, vendors and capital projects
  • Excellent written, verbal and interpersonal communication skills
  • Strong organizational and problem-solving abilities
  • Working knowledge of Microsoft Office and property-management technology
  • Availability for approximately one evening Board meeting per month

Nice To Haves

  • Bachelor's degree preferred, or equivalent combination of education and relevant professional experience
  • CMCA®, AMS® and/or PCAM® designation

Responsibilities

  • Provide professional leadership and oversight of the Association's operations, including Board and resident relations.
  • Oversee annual budget preparation and financial reporting.
  • Manage operating and capital expense forecasting.
  • Supervise staff and development.
  • Manage vendor and service-provider performance.
  • Conduct property inspections and maintenance coordination.
  • Oversee assessment collections.
  • Develop and implement emergency procedures.
  • Ensure compliance with Association governing documents and applicable Illinois and municipal requirements.
  • Identify issues, develop recommendations, and present solutions to the Board.
