About The Position

CAMS is seeking an On-site Community Manager to oversee the BHI Hammocks HOA, a full-time fractional ownership community featuring 25 cottages, a 6.5-acre property, and a clubhouse. The role involves building relationships with homeowners and the Board of Directors, providing management oversight, and focusing on larger projects and exceptional service. The community is located on a barrier island accessible by ferry, and the manager will be provided with a ferry and parking pass. The position requires on-site presence during specified office hours, including extended hours on Thursdays for turnover.

Requirements

  • Formal education or professional work experience in Community Management or related field.
  • Ability to quickly learn new technology.
  • Written and oral communication skills.
  • Excellent time management skills.
  • Public speaking/presentation skills.
  • Proficiency in Microsoft office applications (Word, Excel, Outlook).
  • Ability to adapt to varying tasks and problem-solving.
  • Ability to negotiate and mediate.
  • High attention to details including understanding of building components, landscaping, and the community.
  • Able to handle physical activities such as walking up to 3 miles a day, climbing stairs to inspect cottages/properties, and easy lifting up to 30 pounds.
  • Detail-oriented ability to manage budget.
  • Ability to review and analyze financial reports.
  • Ability to work on a barrier island accessible only by ferry.

Nice To Haves

  • Bachelor's Degree preferred.
  • CAI designations strongly preferred.
  • Prior homeowners association, property management, and/or hospitality experience is preferred.

Responsibilities

  • Maintain communication with homeowners and respond to their needs in a timely manner.
  • Demonstrate commitment to quality customer service and foster a welcoming atmosphere for homeowners and guests.
  • Schedule, prepare for, and attend monthly Board update meetings and quarterly Board meetings.
  • Organize and implement the Annual Homeowners Meeting.
  • Analyze monthly financial reports and create variance reports for the board of directors.
  • Create monthly management reports.
  • Develop and recommend the annual operating budget and Mid-Year Forecast.
  • Attend and contribute to committee meetings (Finance, Long Range Planning, Landscaping).
  • Recommend, contact, and coordinate third-party service providers for community maintenance and special projects.
  • Work with third-party professionals (engineers, legal, insurance, construction management, marketing).
  • Attend regular meetings with the management firm.
  • Recommend aesthetic, maintenance, and safety improvements to the community.
  • Recommend and ensure the consistent execution of emergency/storm management activity.
  • Perform other job functions as assigned, including personnel management of on-site staff.
  • Abide by the Association’s governing documents and contracts; implement procedures as needed.
