About The Position

The Building Group, a leader in residential property management for over 30 years, is seeking a qualified Onsite Community Association Manager for a prestigious 130-unit building in the Gold Coast/Streeterville neighborhoods of Chicago, IL. This role is responsible for all operational and financial aspects of the property, including resident relations, vendor oversight, maintenance coordination, and board meeting attendance. The ideal candidate will possess strong customer service skills, financial acumen, and a thorough understanding of property management documentation and regulations.

Requirements

Bachelor’s degree
Illinois Community Association Management License (required)
Condominium experience
Administrative experience
Customer service experience
Supervisory experience
Proficiency with Microsoft Office (Word, Excel)
Good understanding of financial information
Demonstration of organization and work load independency
Reliable transportation

Prior Condominium Management or Property Management experience

Responsibilities

Provide superior customer service to the Condominium Board of Directors, Staff, Residents/Owners, and Vendors.
Prepare and manage budgets, including forecasting and tracking operating and capital expenses.
Analyze and report on monthly financial statements.
Supervise capital projects.
Track income and assessment collections.
Utilize property management software for reporting.
Maintain knowledge of and operate the property in accordance with Illinois Condominium Act, municipal laws, Association Declaration and Bylaws, Property Rules and Regulations, Certificates of Insurance, and Vendor Contracts.
Execute emergency procedures.
Supervise staff, including training and task delegation.
Address resident complaints and solve problems.
Inspect the property to ensure it is maintained according to resident expectations.
