Commissioning Project Manager

IREN•Sweetwater, WY
•Onsite

About The Position

The Commissioning Project Manager owns commissioning for one IREN data center campus, from contract input through Level 5 integrated systems testing and turnover to Operations. This is the senior commissioning role on site and is accountable to the Director, Data Center Commissioning for the campus commissioning schedule, quality, and cost. The position manages the third-party Commissioning Authority (CxA) as a vendor, including its specification, procurement, scope, staffing, performance, scorecards, and change control. The CxA develops commissioning scripts and witnesses and leads integrated systems testing. The role manages the full campus commissioning scope as a project, including its schedule and interfaces with construction, budgets for commissioning services, risk, reporting, and change control. On self-perform campuses, the manager directs the IREN construction commissioning crew through the Construction Commissioning Manager and leads the campus commissioning roles. Responsibilities span multiple buildings and conversion phases, including concurrent deferred-testing close-out, Operations turnovers, and new-building start-up. The manager recommends Level 3 entry and prepares Level 5 acceptance for the Director's signature, while the Project Director retains Level 3-to-4 and Level 4-to-5 gate decisions. The position is full-time, hourly, and non-exempt, based on site at an assigned Texas campus for the duration of the assignment, with travel between IREN sites as required. Daily commuting or relocation before starting is required. Rotational night and weekend coverage is expected during Level 3-to-5 testing and integrated systems test windows. Overtime, night premium, per diem, and applicable relocation or living-out allowances are provided under company policy. The role works on an active construction site and follows IREN's site safety and lockout/tagout procedures.

  • Working knowledge of medium-voltage distribution, UPS, generators, chilled-water and liquid-cooling plant, and BMS/EPMS integration.
  • Experience leading an on-site team, through direct reports or a matrixed project team, and ability to run readiness gates and hold contractors and the CxA to acceptance criteria.
  • Project-management ownership of a commissioning scope, including schedule, budget, change control, and vendor contracts; ability to plan early cluster stand-up with Construction, Operations, and customer technical program managers.

Responsibilities

  • Issue the project's Division 1 MEP commissioning specification and CxA request for proposal using IREN templates, route them to the Director for review, and lead CxA selection with Procurement.
  • Own the CxA contract and performance, including scope, staffing, scorecards, monthly reviews, change management, and review and approval of commissioning plans, scripts, methods of procedure, schedules, and final reports.
  • Mobilize the commissioning team and CxA at the first building's fit-out start, two months before Level 3, and ensure the commissioning platform, records, and witness plan are ready before first energization release.
  • Lead, develop, and performance-manage the campus commissioning team, including the construction commissioning crew through the Construction Commissioning Manager and campus commissioning roles; run daily and weekly commissioning coordination.
  • Manage the commissioning schedule in Microsoft Project and its feed to the Primavera P6 master schedule; manage budget and change control for the CxA, NETA testing, load banks, temporary cooling, leak detection, and other commissioning services.
  • Plan and support early GPU cluster stand-up during Level 4 and Level 5 in coordination with Construction, Operations, and customer technical program managers.
  • Hold the Level 3 entry gate by confirming Level 1 and Level 2 records are complete in the IREN platform, recommending entry to the Director, and refusing entry in writing when records are incomplete.
  • Own the project issues log through the CxA and drive identification, remediation, and verified closure of deficiencies before each level gate.
  • Chair Level 3, 4, and 5 readiness reviews with the Project Director, who retains the Level 3-to-4 and Level 4-to-5 gate decisions.

  • Provide commissioning input to construction contracts before award, including CxA templates, hold points, and IREN witness rights in general-contractor contracts.
  • Report progress, risks, and KPIs to the Director and project leadership, and escalate schedule-versus-standard conflicts early for joint decision-making.
  • Ensure safe commissioning execution, including energization permits, LOTO procedure compliance, arc-flash and hot-work controls, method-of-procedure reviews, pre-task planning, and change control; exercise stop-work authority and ensure no equipment is energized without the CxA's written release.
  • Own turnover sequencing for systems and data halls in coordination with Construction and the CxA; lead readiness reviews and walkdowns before energization and start-up.
  • Coordinate commissioning with HSE, project controls, utility representatives, and the general contractor or trade contractors, including utility energization sequences and protection coordination at the point of interconnection.
  • Own the commissioning record set in the IREN platform, including test reports, issue and punch lists, turnover packages, redlines, as-built records, certificates, and lessons learned.
  • Coordinate the operator training and knowledge-transfer plan with the CxA and vendors before each handoff to Operations.
  • Prepare the Level 5 acceptance package for the Director's signature and capture lessons learned at each level gate for the Commissioning Subject Matter Experts and KPI & Lessons Learned Lead.
