We are seeking an experienced Title Examiner to join our Thurston and Mason County team. Candidates should have 3, or more year’s experience. This position is responsible for examining and analyzing title records to determine ownership, identify liens, encumbrances, and other matters affecting title, and ensure accurate and insurable title commitments. The ideal candidate has strong knowledge of the title industry, exceptional analytical and problem-solving skills, excellent time-management abilities, and experience working with complex property types.

Requirements

  • High School Diploma or equivalent.
  • 3+ years of commercial examining experience required.
  • Washington State experience preferred.
  • Strong knowledge of title examination principles, practices, and underwriting standards.
  • Excellent analytical and problem-solving skills with strong attention to detail.
  • Proven ability to manage time effectively and prioritize workloads in a fast-paced environment.
  • Experience examining complex properties and transactions.
  • Strong written and verbal communication skills.
  • Ability to work independently as well as collaboratively within a team.
  • Proficiency with title software and public record systems.

Nice To Haves

  • Washington State experience preferred.

Responsibilities

  • Examine and analyze title searches, public records, and legal documents to determine property ownership and conditions affecting title.
  • Review deeds, mortgages, liens, easements, judgments, plats, and other recorded documents.
  • Identify title defects, clouds, and potential risks and determine appropriate requirements and exceptions.
  • Analyze complex property issues, including legal descriptions, boundary issues, multi-parcel properties, commercial properties, and prior conveyances.
  • Prepare accurate title commitments, reports, and supporting documentation.
  • Resolve title issues through research, corrective actions, and coordination with escrow, legal counsel, and customers.
  • Communicate clearly and professionally with escrow officers, lenders, attorneys, and internal team members.
  • Maintain compliance with company standards, underwriting guidelines, and regulatory requirements.
  • Manage multiple files simultaneously while meeting deadlines and maintaining a high level of accuracy.
  • Utilize title production systems and county recording systems efficiently.
