About The Position

CMT Properties is a commercial property management firm primarily focused on the office sector, with additional experience managing retail and industrial assets. We are seeking an experienced Commercial Property Manager to oversee a portfolio of 5 properties totaling approximately 285,000 square feet. This role is responsible for the full-cycle management of assigned properties, including financial performance, tenant relations, and operational oversight. The ideal candidate is proactive, detail-oriented, and comfortable working independently while collaborating with internal teams and external stakeholders.

Requirements

  • Minimum of 3 years of experience in commercial property management (office experience preferred)
  • Experience with MRI accounting software is a plus
  • Familiarity with Impak and AvidXchange
  • Strong financial acumen, including budgeting and variance analysis
  • Ability to work independently and manage multiple properties effectively
  • Excellent communication and relationship-building skills
  • Strong organizational skills and attention to detail
  • Reliable transportation required for travel between properties

Responsibilities

  • Manage day-to-day operations of a portfolio of commercial office properties
  • Serve as the primary point of contact for tenants, ensuring a high level of service and responsiveness
  • Build and maintain strong relationships with property owners, providing regular updates on property performance
  • Develop and deliver annual property budgets
  • Review monthly financials, provide variance explanations, and ensure timely reporting to clients
  • Oversee rent collection, tenant billing, and manage the rent management program
  • Monitor and respond to tenant service requests through the property portal
  • Supervise and support 2 building engineers across assigned properties
  • Coordinate with the accounting team, who prepares financials, while maintaining ownership of reporting accuracy and communication
  • Conduct regular property inspections and ensure properties are well-maintained
  • Handle administrative responsibilities with support from the internal team
