About The Position

Grey Barn is seeking a Commercial Maintenance Sales Manager to build and manage a book of recurring revenue within the Northwest Arkansas commercial landscaping market. This role is field-based and requires a self-starter who can prospect, scope, estimate, and sell profitable recurring maintenance contracts. The focus is on building long-term customer relationships and ensuring operational success through accurate scoping and pricing. The ideal candidate will have a proven track record in B2B sales, particularly in commercial services or recurring contracts, and a strong understanding of sales profitability and CRM discipline. This is a hunter role focused on market development rather than lead generation.

Requirements

  • 5+ years of B2B sales, commercial services sales, field sales, or related business development experience.
  • Proven track record selling at least $750,000+ annually in services, recurring contracts, projects, or commercial accounts.
  • Experience building and managing your own pipeline without leads being handed to you.
  • Comfortable prospecting, networking, and closing.
  • Strong estimating, proposal, and follow-up discipline.
  • Ability to sell profitably, not just generate revenue.
  • CRM experience.
  • Valid driver's license and reliable transportation.
  • Ability to travel throughout Northwest Arkansas.
  • Located in Northwest Arkansas, or willing to relocate before starting.

Responsibilities

  • Own and develop the Northwest Arkansas commercial territory by prospecting property managers, facility managers, HOAs, and commercial property owners.
  • Generate qualified commercial opportunities through consistent prospecting and networking.
  • Conduct discovery meetings to understand customer needs and pain points.
  • Perform site walks to accurately measure work scope and identify potential upselling opportunities.
  • Prepare accurate estimates and professional proposals, targeting 40%+ projected gross profit.
  • Sell profitable work by protecting gross margin and pricing appropriately.
  • Coordinate professional handoffs to the operations team, ensuring clear communication of scope, access, and expectations.
  • Manage renewals, retention, and account growth by staying engaged with customers post-sale.
  • Identify enhancement and install opportunities from maintenance customers.
  • Maintain 100% CRM accuracy for all activities, notes, proposals, and deal stages.
  • Achieve monthly activity expectations including sales meetings, site walks, proposals, and new contracts.
  • Contribute to a team inter-referral pool for enhancement and install opportunities.

Benefits

  • Base Salary: $60,000–$72,000 per year, depending on experience, existing relationships, and proven sales performance.
  • Uncapped new-contract commission based on projected first-year annual gross profit (10% for 40%+ GP, 7.5% for 35%-39.9% GP, 5% for 30%-34.9% GP, 2.5% for 20%-29.9% GP).
  • Commission paid in two installments: 50% after customer payment #2, 50% after customer payment #6.
  • Renewal Commission: 5% of renewal-year gross profit for Renewal 1, 2% for Renewal 2.
  • Team Inter-Referral Pool: 5% of collected enhancement and install gross profit shared among the sales team for an annual sales team trip.
  • Full-time, W-2 employment.
