About The Position

Grey Barn is seeking a Commercial Maintenance Sales Manager to build and manage a book of recurring revenue in commercial landscaping. This role focuses on establishing long-term customer relationships by prospecting, scoping, pricing, and selling profitable maintenance contracts. The ideal candidate will be a self-starter who can independently build a pipeline, conduct site walks, prepare accurate estimates, and ensure clean handoffs to the operations team. Success in this role means consistently signing profitable recurring contracts, achieving high gross profit margins, and fostering customer retention and growth. The company emphasizes a culture of accountability, continuous improvement, and a focus on margin as the primary driver of business success.

Requirements

  • 5+ years of B2B sales, commercial services sales, field sales, or related business development experience.
  • Proven track record selling at least $750,000+ annually in services, recurring contracts, projects, or commercial accounts.
  • Experience building and managing your own pipeline without leads being handed to you.
  • Comfortable prospecting, networking, and closing.
  • Strong estimating, proposal, and follow-up discipline.
  • Ability to sell profitably, not just generate revenue.
  • CRM experience.
  • Valid driver's license and reliable transportation.
  • Ability to travel throughout Northwest Arkansas.
  • Located in Northwest Arkansas, or willing to relocate before starting.

Responsibilities

  • Prospect property managers, facility managers, HOAs, multifamily operators, retail centers, office properties, industrial sites, schools, churches, and commercial property owners.
  • Identify decision-makers and gatekeepers within target organizations.
  • Track properties under contract, vendor relationships, and contract turnover dates.
  • Build referral relationships and strategic market partnerships.
  • Generate qualified commercial opportunities through self-driven prospecting and networking.
  • Conduct discovery meetings to understand customer needs and problems.
  • Perform site walks to accurately measure and identify scope of work, including identifying areas the current vendor may be skipping.
  • Prepare accurate estimates and professional proposals with clear scope definitions.
  • Set clear expectations in writing with customers.
  • Protect gross margin through proper scope and pricing, targeting 40%+ projected gross profit.
  • Reprice or walk away from work that cannot be executed at the desired margin.
  • Coordinate professional handoffs to the operations team, communicating scope, access, expectations, and promises made.
  • Stay engaged with customers through onboarding and initial service visits.
  • Manage renewals, retention, and identify opportunities for account growth (enhancements and installs).
  • Maintain warm customer relationships even when there is no immediate sale.
  • Maintain accurate CRM records for all activities, notes, proposals, and deal stages.
  • Ensure next steps and dates are current for all open opportunities.
  • Contribute to a shared sales team pool by generating enhancement and install opportunities for other teams.
