Commercial Construction Project Manager

David Nice Builders•Williamsburg, VA

About The Position

David Nice Builders is hiring a Commercial Construction Project Manager to own commercial construction projects from pre-construction through closeout. The position combines office and field work and requires travel to jobsites and client meetings as project needs require. The company considers candidates from developing project managers through seasoned professionals, weighing composure, commercial judgment, and organizational discipline alongside experience. The Project Manager works closely with clients, superintendents, estimators, subcontractors, suppliers, and internal project support staff. A central part of the role is equipping and supporting the superintendent through clear communication, resources, written direction, and alignment between the field and office. The role involves managing schedules, budgets, contracts, project documentation, construction execution, and closeout across multiple concurrent commercial projects.

Requirements

  • Typically 5 or more years of construction management experience across commercial project types.
  • Demonstrated ability to manage multiple concurrent projects valued between $500,000 and $15 million.
  • Composure and sound judgment under pressure, including when client expectations and timelines become difficult.
  • Strong commercial instincts, including budget management, cost tracking, change order pricing, and scope defense.
  • Excellent written and verbal communication skills with clients, subcontractors, and field teams.
  • Proficiency with Microsoft Office, Excel, and MS Project.
  • Organizational discipline and ability to manage time and priorities independently across a portfolio.
  • Willingness to travel to jobsites and client meetings as project needs require.

Nice To Haves

  • Experience with Procore and Vista.
  • Experience in a commercial construction vertical such as retail, healthcare, hospitality, office tenant improvements, or industrial construction.
  • Experience as a strong assistant project manager or project engineer who has been running projects and is ready to take full ownership.

Responsibilities

  • Partner with the estimating team on assigned bids by reviewing plans and specifications, identifying unusual scope items, confirming subcontractor coverage, and capturing permit costs, mall criteria where applicable, and bid-specific requirements.
  • Attend bid review meetings and contribute prior-project experience to support accurate, competitive estimates.
  • Review and understand project contracts, confirm alignment with the agreed proposal, and ensure a signed contract or letter of intent is in place before work proceeds.
  • Translate contract and specification requirements into subcontract scopes with clear inclusions and exclusions.
  • Lead internal project start-up meetings; coordinate permitting; verify insurance, licensing, and current plan sets; develop the safety plan with the safety officer; confirm billing cycles; and build the schedule of values with project support staff.
  • Include the superintendent in project planning from the start and align the full project team before mobilization.
  • Build project schedules in MS Project, prepare a preliminary schedule for contract negotiations where possible, and review and update schedules weekly with the superintendent, including three-week lookaheads and milestones through closeout.
  • Support the superintendent during construction by remaining reachable, communicating clearly, providing written direction, confirming daily reports and safety talks are completed, and maintaining field-office alignment.
  • Write subcontract scopes, award subcontracts before project start with no scope gaps, issue purchase orders early for long-lead materials, vet unfamiliar subcontractors, maintain current qualifier packages, and review and approve invoices in Vista.
  • Manage buyout to meet or beat budget while maintaining commercial integrity.
  • Review budgets daily and submit a weekly PM report by Monday at noon covering profit and loss, billing, change orders, issues, and schedule.
  • Proactively manage RFIs, submittals, and change orders, and obtain signed change order requests before the related work is performed.
  • Lead productive project meetings and ensure quality-control expectations are met or exceeded.
  • Manage closeout with the Client Services Manager and Project Management Assistant, produce the closeout binder within 45 days, complete an internal pre-punch one week before the official list, obtain final sign-offs, and represent David Nice Builders at the punch walk and final turnover.
