Project Manager | Commercial Construction
About The Position
An established commercial general contractor specializing in commercial construction, renovations, tenant improvements, ground-up construction, and specialty projects is seeking an experienced Commercial Construction Project Manager. The position oversees multiple commercial construction projects valued at up to $3 million, managing them from preconstruction through closeout while ensuring schedules, budgets, quality standards, and client expectations are met. The ideal candidate is organized, proactive, and experienced in smaller commercial projects, with direct responsibility for subcontractor coordination, scheduling, budgeting, and project execution.
Requirements
- 5+ years of experience managing commercial construction projects for a general contractor.
- Demonstrated ability to independently manage construction projects valued at up to $3 million.
- Strong experience in project scheduling, budgeting, cost control, and subcontractor management.
- Experience with RFIs, submittals, change orders, and construction documentation.
- Ability to coordinate multiple active projects simultaneously.
- Strong knowledge of commercial construction methods, drawings, and specifications.
- Excellent communication, problem-solving, leadership, and organizational skills.
- Proficiency in Microsoft Office and construction project management tools.
- Bachelor's degree in Construction Management, Civil Engineering, Architecture, or equivalent relevant experience.

Responsibilities
- Manage commercial construction projects valued at up to $3 million.
- Oversee all phases of construction from planning through project closeout.
- Serve as the primary contact for clients, subcontractors, and project stakeholders.
- Develop and maintain project budgets, schedules, and execution plans.
- Coordinate subcontractor bidding, buyout, contracts, and scope reviews.
- Supervise and coordinate project teams, field personnel, and subcontractors.
- Manage RFIs, submittals, change orders, and project documentation.
- Monitor project costs, profitability, and financial performance.
- Coordinate material procurement, scheduling, and construction logistics.
- Conduct preconstruction, kickoff, and progress meetings.
- Review short-term look-ahead schedules and resolve schedule conflicts.
- Manage owner billing, subcontractor invoices, and cost reporting.
- Identify and resolve construction issues and project risks.
- Ensure project safety, quality, and contractual compliance.
- Oversee punch lists, inspections, warranties, and final closeout.
