About The Position

The Commercial Construction Project Manager manages projects from bidding and award through pre-construction, construction, and completion and closeout. The role includes project administration and site visits, coordinating project schedules and budgets, communicating with owners and superintendents, and overseeing subcontractor payments and closeout documentation.

Requirements

• At least 5 years of experience in commercial construction.
• Construction Science degree or a related equivalent degree.
• Five years of project management experience covering scope, schedule, cost, risk, quality, resources, and communications.
• Strong problem-solving and analytical skills.
• Clear and concise oral and written communication skills.
• Proficiency in Microsoft Word, PowerPoint, Excel, and Project.
• Ability to establish collaborative relationships and communicate with clients.
• Must be willing to travel.
• Must live in the local area or be willing to relocate.

Nice To Haves

• LEED Certification.
• PMP certification.
• Ground-up project experience in banking, automotive, medical, self-storage, and/or the restaurant industry.

Responsibilities

• Obtain bid documents, create plan matrices, contact subcontractors, and bid projects.
• Determine project schedules and obtain permits, licenses, and other required approvals.
• Create project budgets.
• Discuss safety, project specifics, and material lead times.
• Communicate daily with the owner and superintendent about schedules, changes, options, and potential problems or solutions.
• Adjust budgets, approve bills, ensure subcontractors are paid, and conduct site visits.
• Resolve punch lists, pay final subcontractors, collect lien waivers, and provide required project closeout documents.
