About The Position

The Project Manager manages commercial construction projects from bidding and award through pre-construction, construction, and project completion and closeout. The role includes administrative duties and site visits, coordinating with owners, superintendents, and subcontractors, and overseeing project schedules, budgets, payments, and required documentation.

Requirements

• Minimum of 5 years of experience in commercial construction.
• Construction Science degree or a related equivalent degree.
• Five years of project management experience covering scope, schedule, cost, risk, quality, resources, and communications.
• Strong problem-solving and analytical skills.
• Ability to communicate clearly and concisely, both orally and in writing.
• Proficiency in Microsoft Word, PowerPoint, Excel, and Project.
• Ability to establish collaborative relationships and communicate with clients.
• Must be willing to travel.
• Must live in the local area or be willing to relocate.

Nice To Haves

• LEED certification.
• PMP certification.
• Ground-up experience in banking, automotive, medical, self-storage, and/or the restaurant industry.

Responsibilities

• Obtain necessary bid documents, create plan matrices, contact subcontractors, and bid projects.
• Determine project schedules and obtain permits and licenses.
• Create project budgets.
• Discuss safety, job specifics, and material lead times.
• Communicate daily with the owner and superintendent about schedules, changes, options, and potential problems and solutions.
• Adjust budgets, approve bills, ensure subcontractors are paid, and conduct site visits.
• Resolve punch lists, pay final subcontractors, collect lien waivers, and provide required project closeout documents.
