About The Position

The Chief Engineer supervises the maintenance and repair work on plumbing, electrical, heating, air conditioning and all building equipment. In addition, the Chief Engineer is not exempt from standing watch and performing manual duties consistent with the work performed by the employees under his/her direction. The Chief Engineer is responsible for all equipment and its preventive maintenance. The tasks of the Chief Engineer include, but are not limited to, monitoring and managing the daily activities of the building engineering staff, participating in the selection of staff, supervising, training and evaluating professional, technical and support staff, approving weekly timesheets, conducting advanced and complex engineering and related studies, evaluating alternatives, and making recommendations and presenting them to the General Manager, leading the formation and implementation of complex projects, performing project development for capital improvements, inclusive of finalizing the scope of projects, preparing bid summaries, conducting bid openings, preparing budgets and cost estimates, preparing various written materials, including but not limited to: staffing reports, engineering reports, etc., preparing engineering documents, inclusive of agreements, maps, legal descriptions, resolutions, etc., conferring with and providing information to ownership, tenants, contractors, developers, engineers, architects, etc., monitoring and supervising design and construction, inclusive of reviewing plans, specifications, estimates, calculations and provides technical advice, conducting periodic inspections of designated building facilities and equipment, supervising the repair and preventive maintenance on general building facilities and electrical, mechanical, HVAC, refrigeration and communication systems, responding promptly to fire alarm systems, disengaging electrical, water and/or gas systems, advising the Property Manager of general conditions of facilities and equipment, reporting unusual problems or concerns, maintaining the appropriate documentation of maintenance and repair records, assisting the General Manager in the preparation of operating budgets, and approving monthly expenditures.

Requirements

  • Experience with operation, troubleshooting, and preventive maintenance of the following equipment: Chillers, Pumps, Cooling Towers, Heat Exchangers, Fan Coil Units (FCUs) Variable Air Volume Units (VAVs, FPTs), Variable Frequency Drives, DX HVAC Systems, Building Automation Systems, Lighting Controls, Life Safety Systems, Emergency Generators, Fuel Storage Systems, and pumps, Utility Services, and Electrical Power Distribution
  • Strong communication and leadership skills are essential to succeed in this role
  • Technical Education and certifications in Mechanical, Electrical, and Plumbing (MEP) operation and maintenance
  • Understanding of various construction trades
  • Minimum ten (10) years’ experience in the maintenance and operations of MEP systems
  • Strong management, organizational and supervisory skills are required along with familiarity with computerized Work Order Systems.

Responsibilities

  • Directs/oversees professional engineering work and complex projects/programs.
  • Plans construction and maintenance of the facility.
  • Provides professional assistance and technical advice.
  • Coordinates projects with ownership, contractors, unit tenants, departments and agencies.
  • Evaluates requests for changes and additional work.
  • Responsible for all equipment and its preventive maintenance.
  • Monitors and manages the daily activities of the building engineering staff.
  • Participates in the selection of staff.
  • Supervises, trains and evaluates professional, technical and support staff.

  • Conducts advanced and complex engineering and related studies, evaluates alternatives, and makes recommendations and presents them to the General Manager.

  • Maintains the appropriate documentation of maintenance and repair records.
  • Assists the General Manager in the preparation of operating budgets.
  • Approves monthly expenditures.
  • Performs other related tasks, as required.
