About The Position

The Capital Planning Manager supports the execution of the client’s approved capital plan throughout the calendar year, emphasizing disciplined expense management and using expense dollars to prioritize projects and investments. This position focuses on real estate initiatives across corporate office sites, portfolio infrastructure (including roofs, building envelope, MEP systems), critical environments (such as data centers and redundancy systems), and retail spaces. The Capital Planning Manager is responsible for integrating JLL data with that from at least two other client-contracted service providers to facilitate a seamless, data-driven planning process. Success in this role requires robust financial expertise; substantial experience developing, refining, and optimizing capital planning processes; and proficiency with a diverse suite of systems and technologies. The ideal candidate leverages data for actionable insights, supports client-driven prioritization of projects, and in collaboration with the project management team provides timely, fact-based recommendations. Active collaboration with the on-account Project Management, Business Intelligence (BI) team, Finance group, and analytics resources is essential to ensure accurate forecasting and robust, client-ready dashboards and reporting.

Requirements

  • Bachelor’s degree in finance, business, engineering, real estate, or related field.
  • Minimum 7 years’ experience in capital planning, portfolio management, or financial management within real estate or facilities environments.
  • Deep knowledge of capital planning methodologies, with proven expertise in expense-focused project and portfolio execution.
  • Strong financial acumen, with demonstrated ability in forecasting, budgeting, and project financials, along with experience collaborating directly with finance teams and analysts.
  • Proficiency with multiple systems and technologies supporting process efficiency, data integration, analytics, and reporting. Systems include AdaptiveWork, Ingenious, Smartsheet, Corrigo, and E1.
  • Advanced skills in data analysis, dashboard/report development (Power BI or similar), and data-driven reporting.
  • Demonstrated ability to build consensus, lead cross-functional teams, and facilitate effective decision-making at all levels.
  • Excellent written and verbal communication, with an emphasis on impactful, clear, and transparent messaging.
  • Candidates must be authorized to work in the United States without sponsorship.

Responsibilities

  • Support execution of the client’s annual capital plan, with particular focus on disciplined expense allocation and control.
  • Design, document, and streamline capital planning procedures, integrating industry best practices and innovative approaches.
  • Employ various systems and technologies to achieve operational efficiency, improve data consistency, and enhance transparency.
  • Translate strategic initiatives into actionable projects in partnership with the client and pipeline manager, ensuring a forward-looking, multi-year project pipeline.
  • Supervise a diverse project portfolio spanning corporate offices, infrastructure, critical environments, and retail, ensuring alignment with the client’s expense management strategy.
  • Direct intake, evaluation, and prioritization of planned and ad hoc projects, presenting creative options to maximize client outcomes.
  • Partner with the JLL Finance team and project analyst to improve budgeting accuracy, refine forecasting, and deliver high-quality financial reporting.
  • Maintain a comprehensive understanding of project and account-level financials, ensuring proactive alignment between project budgets and the client’s overall financial objectives through close coordination with Finance.
  • Produce client deliverables, dashboards, and analytic outputs in partnership with BI and Finance teams.
  • Consolidate capital planning and project data from JLL, the Finance team, and other service providers, ensuring data integrity and continuity.
  • Foster proactive stakeholder engagement and drive integration across service providers and internal JLL functions.
  • Serve as a trusted advisor, using financial and analytic insights to enable rapid, well-informed client decisions.
  • Cultivate a collaborative, high-performance culture among the client, JLL account teams (including Finance and Analytics), and partner organizations.
  • Develop and implement effective communication strategies to advance account and client goals.
  • Champion the adoption of new tools, technologies, and process improvements, driving continuous enhancement throughout the account.
  • Administer capital project scorecards and exceed targets for productivity, utilization, and contractual KPIs.
  • Identify and pursue new opportunities to drive efficiency and value, supporting both immediate client needs and long-term JLL initiatives.
