The Capital Planning Manager is tasked with implementing the day-to-day Capital Planning process, procedures, tools, and technology. This will include gathering and refining project submissions, updating the Capital Plan Tool/Smartsheet, aligning stakeholders, supporting project identification & development, and reporting. Project types vary significantly including, interior finish outs, furniture, fire and life safety, infrastructure and equipment, and construction. Initially the projects are conceptual and therefore, may have little to no supporting documentation. An ability to work through the project needs and impacts is essential. In addition, a deep understanding of financial analysis, cost estimating, general project management knowledge, overall data quality and reporting and presentation skills are critical for success. The Capital Planning Manager is a pro-active, detail-oriented leader who partners with our teammates to transform the client’s business requirements into projects to be executed by the team. A credible, impactful communicator, he/she maintains transparent communication. The Capital Planning Manager demonstrates visible leadership and further supports the account by actively identifying best-in-class capital planning solutions and driving consistency and innovation throughout the account. A strong collaborator, change manager, and consensus builder, this leader will be able to create buy in and develop support from all stakeholders.

Requirements

  • Deep understanding of financial analysis, cost estimating, general project management knowledge, overall data quality and reporting and presentation skills are critical for success.
  • Ability to work through project needs and impacts.

Responsibilities

  • Partner with the Pipeline Manager and client to understand coming strategic initiatives.
  • Proactively manage the transformation of initiatives into projects to achieve a 3 year look ahead.
  • Work with IFM to gain holistic view.
  • Participate in the development of each project to include scope and project ROM pricing.
  • Partner with the Capital Planning Analyst/Cost Manager to refine precision of ROMs.
  • Understand monthly financial metrics and trends to manage the client capital plan on a daily basis.
  • Develop objectives/desired results and work with the entire team to optimize the capital plan.
  • Develop communication and connectivity strategy for effective client outcomes
  • Support the rollout of new, innovative ideas and best practices from the platform or other B.I.C Accounts.
  • Serve as the central intake point for all projects to be reviewed and developed – planned or unplanned.
  • Demonstrate the ability to create creative project portfolio alternatives and solutions for consideration by the client
  • Participate in the generation of monthly financials.
  • Be accountable for ensuring accuracy and proper presentation
  • Develop and deliver high quality client deliverables and presentations
  • Foster a culture of collaboration and teamwork with the client, account team and facility partners.
  • Promote High Performance culture by creating and seeking opportunities for continuous improvement, peer reviews, or idea sharing.
  • Consistently elevate performance by actively engaging, understanding and committing to both account and client goals.
  • Manage capital project scorecard to exceed contractual KPIs, productivity/utilization guidelines, and other metrics.
  • Drive the achievement of the JLL initiatives and strategies designed to bring long terms benefit to the account.
