About The Position

We are hiring a Business Development Manager (BDM) to grow our footprint in the greater Portland, OR area, including neighboring cities such as Vancouver, Beaverton, Hillsboro, Gresham, Tigard, and Lake Oswego. The BDM is responsible for generating new business, building a healthy pipeline, closing recurring-revenue contracts, and developing long-term relationships with property managers, facility directors, general contractors, event producers, HOAs, retail operators, and corporate security buyers. This is a true hunter role with strong account-management upside. You will own the territory: prospecting, discovery, proposals, contract negotiation, and a clean handoff to operations. You will be supported by a responsive operations team, in-house training, dispatch, and integrated technology that you can confidently sell against larger national competitors.

Requirements

  • Minimum of 3 years of experience in B2B sales or other customer-facing sales roles with a true hunter mentality — outbound prospecting, cold outreach, and self-sourced pipeline.
  • Demonstrated track record of meeting or exceeding quota and closing new business.
  • Strong consultative selling skills: discovery, scoping, value-based proposals, and contract negotiation.
  • Excellent written and verbal communication; comfortable presenting to executives, facility directors, and property managers.
  • Proficiency with CRM tools (HubSpot, Salesforce, or similar), Microsoft Office, and digital prospecting tools.
  • Valid driver’s license, clean driving record, and reliable transportation — the role requires regular travel within the territory.
  • Ability to pass a background check.

Nice To Haves

  • Prior experience selling guard services, mobile patrol, electronic security, event staffing, or other physical security services.
  • Background selling into adjacent industries such as contract services, commercial real estate, facilities, staffing, or technology integration.
  • Bachelor’s degree in Business, Marketing, Criminal Justice, or related field (equivalent experience accepted).

Responsibilities

  • Build and execute a territory plan covering the greater Portland, OR area and neighboring cities including Vancouver, Beaverton, Hillsboro, Gresham, and Tigard.
  • Self-source new opportunities through outbound prospecting, networking, referrals, industry associations, and targeted outreach to key verticals utilizing technology solutions to find target prospects and decision makers.
  • Conduct site walks and security risk assessments with prospects to scope guard, patrol, technology, and event staffing solutions.
  • Develop tailored proposals that directly address each customer’s unique security needs, requirements, and operational priorities.
  • Manage the full sales cycle from first contact through signed contract and operational kickoff.
  • Serve as the trusted advisor for new accounts during onboarding, ensuring expectations and SLAs are clearly communicated to operations.
  • Conduct quarterly business reviews (QBRs) with strategic accounts; identify expansion opportunities (additional sites, mobile patrol add-ons, camera trailers, fire watch, event coverage).
  • Partner with Operations and Dispatch to resolve escalations quickly and protect client relationships.
  • Maintain accurate records of activities, contacts, opportunities, and forecasts in CRM.
  • Represent All Pro Security at trade shows, chamber events, property management mixers, and industry conferences throughout the greater Portland area.
  • Monitor competitor activity and pricing trends in the local market and feed insights back to leadership.
  • Collaborate with marketing on local content, case studies, and campaigns specific to the greater Portland market.
  • Achieve assigned monthly, quarterly, and annual revenue and gross-margin targets.
  • Maintain minimum activity standards: outbound calls/emails, scheduled meetings, site walks, and proposals issued.
  • Deliver an accurate weekly forecast and pipeline review.
