About The Position

This position is responsible for the operation, installation, repair and maintenance of mechanical, electrical, plumbing equipment, furniture systems and machinery in support of the Cooperative’s strategic initiatives. The position ensures the working order of mechanical equipment in Cooperative buildings, performs maintenance and repair to mechanical, plumbing, structural, furniture, life safety and control systems, and handles minor electrical repairs such as lighting systems and 120/208 volts. The technician ensures all systems perform at applicable standards, monitors outside contractors, and performs routine building and equipment repairs. They also participate in the fire brigade, maintain awareness of potential hazards, and perform routine duties like oiling fan motors, changing light bulbs, repairing beds, and changing air filters. Additionally, this role assists with Cooperative meeting setups, handles day-to-day maintenance and repairs, provides technical direction to team members, assists with complex work orders, and evaluates maintenance and contracted work. The technician actively participates in emergency response, assists management with budget preparation and capital improvement projects, and operates PEC vehicles in accordance with policies. Maintaining driver eligibility, the security of confidential information, and demonstrating regular attendance are also key aspects of this role. This position may require working more than 40 hours per week.

Requirements

  • High School Diploma
  • Five years of experience in commercial facility maintenance including electrical, HVAC, plumbing, generator and UPS equipment
  • Three years of experience managing projects
  • Universal CFC certification within six months of employment
  • Valid Texas Driver’s License and Motor Vehicle Report that comply with PEC policy
  • Knowledge of using computer systems, which may include setting up and using hardware and software programs, entering data or processing information
  • Knowledge of principles and processes for providing customer service
  • Knowledge of equipment used in janitorial, grounds keeping or related work
  • Knowledge of maintenance and operation of building automation and fire life safety systems
  • Knowledge of low voltage 12V and 24V
  • Knowledge of electrical test equipment
  • Knowledge of electrical systems
  • Knowledge of Energy Management Systems
  • Knowledge of Heating Ventilation Air Conditioner (HVAC) controls
  • Skilled in time management
  • Skilled in prioritizing and managing changing priorities
  • Skilled in operating power tools
  • Ability to anticipate, identify, analyze and resolve conflict and problems
  • Ability to understand oral and written instructions
  • Ability to read and understand mechanical and architectural plans

Responsibilities

  • Ensure working order of mechanical equipment in Cooperative buildings
  • Perform maintenance and repair to the mechanical, plumbing, structural, furniture, life safety and control systems
  • Perform minor electrical repairs, i.e., lighting systems and 120/208 volts
  • Ensure all systems are performing at applicable standards
  • Monitor construction and other work being performed by outside contractors at company facilities
  • Perform routine building and equipment repairs
  • Participate in the fire brigade responding to fire alarms and during fire drills
  • Maintain awareness of potential hazards and report them for corrective action
  • Perform routine duties such as oiling fan motors, changing light bulbs, repairing beds and changing air filters, etc. to ensure the smooth operation of all equipment
  • Assist with Cooperative meetings set up
  • Perform day-to-day maintenance, repairs and execution of work order requests
  • Provide technical direction to other team members
  • Assist other maintenance personnel with complex work orders or when more than one technician is needed to complete a job
  • Evaluate the quality and pricing of maintenance and contracted work
  • Actively participate in the emergency response process
  • Assist management in preparation of the annual budget and capital improvement projects
  • Operate PEC vehicle(s) for business purposes in accordance with applicable Federal, State, and local law and PEC policies and procedures
  • Maintain driver eligibility through appropriate valid Texas Driver's License and driving record in accordance with PEC policy
  • Maintain the security of confidential information
  • Stay abreast of advances in technology
  • Demonstrate regular and prompt attendance
  • Performs other related duties as necessary or assigned
