About The Position

The Building Operator supports the day-to-day operation and maintenance of building systems at a large institutional facility. The role focuses on the safe, reliable operation of all building systems and elements, completion of preventative and corrective maintenance, and accurate documentation in accordance with the Project Requirements.

Requirements

  • Minimum 2 years’ experience in building operations or facilities maintenance in institutional, commercial, or industrial environments (e.g., university, healthcare, manufacturing)
  • Demonstrated understanding of building systems and maintenance processes
  • Ability to work rotating shifts, on-call, and emergency call-outs to support 24/7 operations.
  • Physically capable of lifting up to 50 lbs., working on ladders, and standing for extended periods.
  • Comfortable using CMMS, computers, and handheld devices.
  • Strong safety awareness and willingness to use PPE.
  • Ability to pass security and background screening.

Nice To Haves

  • 4th class power engineer certification
  • Minimum 2 Years maintenance experience
  • Strong communication skills (oral and written).

Responsibilities

  • Operate, monitor, inspect, and maintain building systems and equipment, including HVAC, chillers, cooling towers, air handling units, fan coils, compressors, fire alarm systems, and general building systems.
  • Perform preventative and corrective maintenance to meet uptime, reliability, and asset-integrity objectives.
  • Troubleshoot, repair, and restore building systems and equipment within skill and training limits.
  • Conduct routine facility walk-throughs and system inspections.
  • Coordinate and support subcontractors performing maintenance, repairs, and testing.
  • Verify work completion and compliance with site and safety requirements.
  • Perform all work in compliance with Project Agreement requirements, FMSA response and rectification timelines, and site procedures.
  • Comply with all health, safety, environmental, and fire protection requirements.
  • Maintain clean, safe, and orderly work areas.
  • Record maintenance activities, deficiencies, and corrective actions in the CMMS.
  • Maintain equipment logs, maintenance records, and authority-required documentation.
  • Identify deficiencies, escalate issues as required, and recommend corrective actions and spare parts.
  • Provide professional, responsive service to clients, occupants, and stakeholders.
  • Work collaboratively with site staff, contractors, and management.
  • Continuous improvement through learning, training, and review of O&M documentation.
