About The Position

The Department of Developmental Services (DDS) Southeast Region is seeking a motivated and talented individual for the Building Maintenance Supervisor II position with strong skills and abilities to work with Southeastern Residential Services (SRS) which is comprised of 50+ residential homes. The successful candidate will be an experienced and motivated individual who performs overall supervision and execution of all routine maintenance in a cluster of homes as assigned. The oversight of 50+ homes will include monitoring and follow up to ensure that all homes are in compliance with safety and licensing standards. Routine visits and communication with the Property Coordinator and contracted Property Management staff will be essential to ensure general maintenance is conducted. Maintenance projects need to be coordinated so there is no disruption to the Individuals in the residential homes. General maintenance includes plumbing, electrical, painting, roofing, etc. The Building Maintenance Supervisor II provides written specifications and estimates the cost of repairs, remodeling, or alterations as assigned. Maintains records, prepares reports, and conducts periodic inventories related to residential homes and the shop area.

Requirements

  • At least (A) three years of full-time, or equivalent part-time, experience in building maintenance, the major duties of which included (1) maintaining and/or repairing plumbing, electrical, heating, ventilating and/or air conditioning systems and/or (2) building custodial services and (B) of which at least one year must have been in a supervisory capacity.

Responsibilities

  • Schedules, assigns, and supervises maintenance and repair work to be completed by agency maintenance employees and contractors' personnel, including but not limited, to plumbing, electrical, structural, painting, roofing, heating, air conditioning, ventilation, and all other systems pertaining to Residential Homes.
  • Schedules, assigns, and supervises necessary cleaning functions, including the cleaning and waxing of floors, window washing, waste removal, carpet cleaning.
  • Schedules, assigns, and supervises the maintenance and upkeep of properties, including the mowing of lawns, snow and ice removal, parking lot and driveway maintenance and Residential Home drainage system maintenance.
  • Makes quality control inspection tours to ensure that Residential homes are properly secured, and that standards of safety, sanitation and cleanliness are properly maintained.
  • Writes specifications for and estimates the costs of repairs, remodeling or alterations to be completed by contract.
  • Schedules, assigns and supervises the activities of the maintenance personnel to ensure that lighting and good security are maintained in all Residential Homes.
  • Prepares budget requests for repairs and replacement.
  • Act as liaison to Department and other agency personnel who are engaged in activities related to the Residential Homes. Work with Town/City Officials as needed.
  • Performs related duties such as requisitioning supplies and equipment, maintaining records and preparing reports.
  • Review specifications and estimates of costs of repairs, remodeling, or alterations to be completed by contract and determine conformance of work to contractual obligations as assigned.
  • Requisition, receive, store, and issue the supplies, equipment and other property required for the operation of the agency.
  • Maintain property accounts and records, schedule and conduct periodic inventories and prepare related reports.
  • Perform other duties as assigned.
