Requirements

• Technical training or certification in building systems, or equivalent documented work experience.
• Seven years documented hands-on work experience in building maintenance; including at least three years in supervisory role.
• Strong knowledge of HVAC, electrical, plumbing and general building systems.
• Demonstrated ability to work independently and multi-task.
• Excellent problem-solving and organizational skills
• The ability to safely operate equipment including but not limited to forklift, scissor lift, manual and power pallet jack, zero-turn mower, vacuum cleaner, floor buffer, other tools and power tools applicable, following OSHA safety standards.
• Able to travel and work irregular hours and respond to emergency calls.
• Must have reliable vehicle, valid state-issued driver’s license with valid auto liability insurance coverage and be insurable in accordance with Department of Transportation regulations to drive UMOS vehicles.
• Must pass a pre-employment criminal background check.
• Employment with UMOS is contingent upon successful completion of a criminal background and driver's license check prior to starting.

Responsibilities

• Oversee the daily operations and upkeep of the primary building’s infrastructure.
• Oversee the maintenance and repairs of mechanical, electrical, and plumbing systems.
• Sets staff schedules, approves time off, and manages department budget with limited oversight.
• Coordinates with team to develop and implement preventive maintenance schedules and procedures.
• Identifies, selects and coordinates with qualified external vendors and contractors for specialized repairs, installations, or inspections with limited oversight.
• Maintain accurate records of maintenance activities, inspections, and repairs.
• Monitoring building systems to ensure optimal performance and compliance with safety standards.
• In collaboration with the Director of Facilities, Safety & Risk Management, ensure compliance with local, state, and federal regulations related to building operations.
• Inspects completed work for conformance to blueprints, specifications, and standards.
• Requisitions tools, equipment, and supplies, managing maintenance budgetary constraints.
• Maintains accurate and up to date inventories of all tools, equipment, and supplies and prepares forecasts or estimates of tools, equipment, and supplies needed to complete assigned projects.
• Respond promptly to emergency maintenance issues and participate in on-call rotations as needed.
• Ensures staff is properly utilizing UMOS vehicles to transport furniture, equipment, and other materials as needed.
• Attends meetings, workshops and conferences as requested.
• Performs other related duties as assigned.
